TECHNICAL BUILDING SPECIFICATIONS

GENERAL:

The work shall include the furnishing of Labor, Materials, Equipment, and the satisfactory performance of
all works necessary to complete the Construction of a 2 Storey Building as shown on the engineering and
architectural drawings & plans as specified.

A. Masonry Works & Concrete Mixtures:

Columns & Footings shall be fully be reinforced with -16 mm diameter deformed Reinforcing steel bars
with 10 mm dia. deformed bar with ties at 1-50 mm , 4-100 mm, 4-150 mm and the rest at 200mm.
Footing Tie Beam, shall be reinforced with 16 mm dia. deformed RSB with 10 mm dia. deformed bar,
Ties 1 @ 50mm , 4 @ 100 mm, 4 @ 150 mm and the rest @ 200 mm. Slab shall be reinforced 10 mm
dia. deformed RSB spaced @ 150 mm. along the short span and 200mm along the long span and on center,
both ways, top and bottom bars. Beams & Roof Beams shall have 16 mm dia. deformed RSB with 10
mm dia. deformed bar, Ties 1 @ 50mm , 4 @ 100 mm, 4 @ 150 mm and the rest @ 200 mm , or as per
detailed drawings & plans. No footings shall rest on fill. For concrete plaster, use 1:3 mixture .

Exterior Walls shall be 5” Thk. x 8” x 16” Concrete hollow blocks.. Interior Walls if any, shall be
of 4” x 8” x 16” CHB .

1 . Reinforced Concrete - 3,000 psi - For Column, Footings & Beams

2 . Reinforced Concrete - 3,000 psi - For Concrete Floors on fill
3. Concrete Aggregates - 19 mm. - For Footing, Tie Beam, Slabs, Beams & Columns.
4. Reinforcing Steel Bars - 16 mm. dia. and smaller - Grade 33 (33,000 psi)
- 20 mm. and larger - Grade 60 (60,000 psi)
B. Carpentry Works:

All lumber to be used shall be of good quality or equivalent kind available in the market as required for
various type of works.

Ceiling framing shall consist of metal furring. Gypsum Board for Interior ceiling and Fiber Cement Board
for exterior ceiling respectively.

Use ¾” Marine Plywood for Cabinet Works.

C. Hardwares:

Use Yale lockset or any of the same of its kind for all panel or hollow core doors with ( 3 ) 3” x 3” Loose
Pin Hinges .
D. Steel Works:

All materials to be used shall be free from all types of defects, cracks or anything that may impair its
structural soundness and safety.

E. Doors and Windows:

Solid Hard Wood Door for Main Entrance, with 2” x 6” Door Head & Jambs or its equivalents to BI C-
channels. Hollow core door flush PVC type for Toilets unless otherwise indicated in the drawings.

Windows shall be of Glass 3/16 “ thk. Clear glass on Analoc Aluminum Frame.

F. Electrical Works, General:

All Electrical works shall be in accordance w/ the rules and regulations of the Philippine
Electrical Code and electrical company servicing the area or locality

Drawings. The arrangement of circuits shall be based on the limitations & requirements of National
Electric Code, 1990 Ed., ICBO.

Codes. The installation of the electrical system shall meet the requirements of the National Electric Code,
1994 Ed., ICBO, and all current local codes and regulations.

Excavation and backfilling. The excavation and backfilling necessary for the installation of underground
wire and cables shall be done by the electrical contractor.

Materials. Materials shall be listed by Underwriter’s Laboratories, Inc., and (Philippine Standards
Agency, PS as conforming to its standards in every case where such a standard has been established for the
particular type of material.

Use G.I. gal. 16 Deep Type for Junction Boxes, Pull box, Utility box & others.

G. PLUMBING WORKS, General:

Plumbing Drawings. The Plumbing Contractor shall draw the pipes according to his own
calculations, as governed by the plumbing codes and ordinances and by the specifications.

Plumbing Codes and Ordinances. Plumbing work shall meet the requirements of all local codes or
ordinances. (Plumbing work shall meet the requirements of the National Plumbing Code ASA
No. A40.8).

Excavation and backfilling necessary for the installation of the plumbing system shall be done under
this heading.

PLUMBING MATERIALS:

Pipes & Fittings shall meet the requirements of ASTM Specification for underground work and
Service weight for all other work.
 Steel G.I. pipe shall meet the requirements of (ASTM Specifications) Fittings shall be threaded
Steel G.I. (150 lbs.) and shall meet the requirements of (ASTM Specifications). Pipe and fittings
for water shall be galvanized.

H. Painting Works:

All paints delivered to the job site shall be with labels intact on its containers & sealed. Use Davies Brand
or its equivalent. Use two (2) coats for exterior wall and one (1) coat of ordinary paint or any equivalent
in kind. For all masonry walls, preparation coats shall be observed with careful preparation to include
painting for masonry wall surface. Semi-gloss latex paint shall be use for exterior and interior masonry
walls. All wood surfaces must be applied with flat wall enamel and enamel type of paint applied on finish
coat.

I. Tile Works & Floor Finishes:

Use 0.60 m x 0.60 m Granite Tiles for Flooring, Granite Kitchen counter top and 8” x 8” ceramic tiles for
the Toilet & Bath.
