DEED OF ABSOLUTE SALE OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:
 
SPOUSES DARIO C. GAMMAD AND MERCEDES DELLONA-GAMMAD, of legal ages, Filipinos and
residents of Barangay Warat, Piat, Cagayan, hereinafter referred to as the VENDOR;

-AND-
 
VILMA J. AZUELO, of legal age, widow, Filipino and a resident of Warat, Piat, Cagayan, hereinafter
referred to as the VENDEE.
WITNESSETH; 
 
    That the VENDOR, is the actual possessor and registered owner of a parcel of land which is
particularly described as Lot 392 with an area of Eighteen Thousand Nine Hundred Sixty-Seven (18,
967) square meters, more or less under Pcs-af-02-005520(AR) in the final survey having issued
Emancipation Patent No. 00799784 and covered by Transfer Certificate of Title No. CARP
2019000744 within the Salamanca and/or Hawkins Estate located at Cabaruan Solana, Cagayan;
That for and inconsideration of the sum of ONE HUNDRED THOUSAND PESOS (P 100,000.00)
Philippine Currency, hand paid by the vendee to the vendor, the VENDOR DO HEREBY SELL,
TRANSFER, and CONVEY by way of Absolute Sale unto the said VENDEE, his heirs and assigns, the
above-mentioned parcel of land.

IN WITNESS WHEREOF, we have hereunto set our hands this 29 th day of July 2020 at Tuguegarao
City, Cagayan.

residents of Barangay Warat, Piat, Cagaya, do hereby APPOINT VILMA J. AZUELO, of legal age,
widow, Filipino and a resident of Warat, Piat, Cagayan, as our true and legal representative to act for and
our name and stead and to perform the following acts:

-To get/receive from the LandBank of the Philippines the Certificate of Full Payment and
Release of Real Estate covered by Emancipation Patent No. 00799784 and Transfer Certificate of
Title No. CARP 2019000744 within the Salamanca and/or Hawkins Estate located at Cabaruan
Solana, Cagayan and which is particularly described as Lot 392 with an area of Eighteen Thousand
Nine Hundred Sixty-Seven (18, 967) square meters, more or less under Pcs-af-02-005520(AR);
-And to execute and sign the necessary documents in our behalf and in the name of Heirs
of Angel N. Clemor and to perform all acts needed for the completion of the said authority

HEREBY GRANTING unto our representative full power and authority to execute and perform every
act necessary to render effective the foregoing authority, as though ourselves, have so performed it,
and HEREBY APPROVING ALL that they may do by virtue hereof with full right of substitution of
their person and revocation of this instrument.
