PROJECT DETAIL

1. INTRODUCTION/ SYNOPSIS

Festival city mall, as the name suggests marks the celebration of life where the young and old alike
can enjoy shopping, food, entertainment, sports and a variety of other aspects much required for
everyday life. It’s a one stop Shopping destination for all ages.

Festival city mall comprises of lush landscaped areas and water bodies which enhance the
elegance & serenity of the mall. Spill outs into the landscape which represent the festival
atmosphere would be present all across the vicinity of the mall.

2. EXECUTIVE SUMMARY:

Ramad ventures Pvt. Ltd. (Client) has appointed Kreativ Architects (KA) as Principle Consultants
to design the upcoming mall located at Chennai. KA shall design the architecture & common area
interiors along with signage philosophy for the Festive city Mall. The design basis for the Mall shall
be to achieve the optimum Floor Area Ratio (FAR) possible as per the CMDA laws. In terms of built
form, the mall comprises of a large 10 screen multiplex with 2400 seats, sports anchors,
hypermarket, anchor, mini anchor, a large food court and gaming area, multiple restaurants with
semi open seating facing the landscape areas, etc. A 3-star hotel is also part of the project (phase-2).
The food court with terrace garden is a visual treat to the eyes for the visitors. The circulation has a
central access which caters to many multiple spaces according to the retail functional requirements.
The overall retail circulation as well as vehicular movement is very well thought of.

The utility distribution, design & detailing shall be done by services consultants appointed
by KA. KA shall only determine the philosophy and do a space allocation for the utilities as required
by Client. The service consultants shall abide by the service distribution philosophy. Likewise, the
structural design shall be in the scope of structural consultant appointed by KA. However KA shall
review all drawings/details to ensure the architectural design intent is maintained throughout.

2.1 Objective

Ramad construction pvt. Ltd intends to rejuvenate the dead site after the steel structure was
abandoned after Walmart’s exit from Chennai leaving the structure in unused state.
The Prime focus of the facility was to come up with a world class facility which houses state
of art technology & revitalize the dormant site. Aim was to revamp it into cultural & socio economic
public realm with a pattern language of its own, which does justice to the prime site location & puts
it to best possible usage. Hence,

a. It was decided to retain the existing PEB steel structure & amalgamate it into the retail and F
& B facility which not only blends in but also revokes the commercial potential of the site.
b. Since the site is profoundly a backfilled site, it was decided to make the rear part into a
complete G+3 RCC structure with full basement & focus primarily on maximizing the utility
in terms of FAR area & Ground coverage. The structure would complement the overall
Festival theme & existing steel structure as well. The 2 structures would be interconnected
by Green Promenade & plaza areas which not only interlaces the two built forms but also
has a narrating symphony with the busy external road & traffic junction.
c. For quantizing the scale of the project the North eastern protrusion of the site was decided
to be transformed into state of art Hotel with world class amenities.
Therefore, the Project is morphed into two phase, the 1st is the Festival City Mall
which is a cluster of 2 different built forms with interconnected clusters of interesting Green
recreational spaces & 2nd is the high-rise Hotel which would transcend in the phase two.

3. SITE ANALYSIS:

• Site analysis has demonstrated a thorough understanding of the characteristics of traffic on


Poonamalle Highway and attributes of our surrounding Industrial area in the immediate site
vicinity. The main adjacent properties are commercial & industrial blocks.
• The street is located on Poonamalle Highway & Noombal main road junction which has a
high traffic conjunction during peak hours.
• The scale of project will be greater in occupancy with respective location of malls around.
The main challenges at site would be to retain existing PEB structure and its subsequent
sensitivity to accommodate the overall theme of the project development with respect to
existing context & high level of detailing to be done for the same.
• A Site Analysis would be used for all design statements and requires the same information as
a site plan for a standard resource consent application. For e.g. site analysis has revealed:
a. High level of sound at road junction caused due to the existing signal.
b. High level of Traffic movement & dust due to the same.
c. Requirement of carefully planned storm water drains during drains & green belt to
shield from noise & particulate matter.
d. Strategic location of signage poles to be thought of for the mall branding etc. (due to
existing traffic signal)

3.1 Site detail, Topography & Existing conditions (PEB)


• The entire site is a back filled land.
• A 3m high compound wall all along the boundary exists.
• Site has a gradual slope towards the north & south with a ridge originating near the center.
• There is an existing PEB Structure (portal frame) enclosing a site area
of approximately 50,000 sft. It is abutted by another G+1 RCC structure in the front.
• An U.G. RCC sump tank exists in the center of the site i.e rear end of the existing PEB
structure.

3.2 Location & Approach : The site measures 11 acres & is located in Chennai Poonemallee Highway,
at nearby Junction of Maduravoyal Fly over. Development in the vicinity has become a busy
commercial and educational center as well. The site has good proximity from transport hubs like
metro rail and bus services Koyambedu market.

Design Philosophy/Criteria

• Architectural Design: The master planning & Architectural design of entire facility has been
done in accordance to the:
i. Site & context
ii. Retail catchments & SOP’s of Vanagaram, Chennai.
iii. NBC Norms
iv. CMDA Norms
v. Site conditions (e.g. existing PEB)

• Spatial Requirements: Spatial requirements inside the mall shall be decided based on function
& occupancy pattern of the layout etc. Spaces can be generally classified as follows:

The objective of day lighting shall be as follows:


• Openings shall be provided with shading devices or double glazing to avoid glare.

• For the purpose of illumination, day lighting shall also be supplemented by artificial
illumination in all retail areas.
• Emergency lights shall be provided in the staircase / corridor for assembly.

Natural ventilation shall also be supplemented by mechanical means of ventilation in all


retail & common areas using centralised A/C. Moreover, the toilets not having natural
means of ventilation shall be duly mechanically ventilated.

4.2.1 Acoustics and Sound Insulation (INOX STANDARDS)

• Auditoriums designed as per INOX standards


• For the common walls of the auditoriums: 9” brick walls, with cavity/air gap and
insulation shall be provided, as per the specifications of INOX’s acoustic consultant.
• Acoustic Panels inside the auditoriums will be designed as per INOX interiors.

4.2.2 Safety Requirements & Parameters Considered

4.3 Site Planning

Site planning of buildings shall take into account aspects like inter-relationship of the building with
the whole system, movement pattern, traffic, road network, safety regulations, service network, fire
safety, climatic and environmental aspects, site conditions like site dimension, contour, drainage,
noise level, view, future expansion, visual aspects etc.
Main and service/maintenance entrances of buildings shall be provided with vehicular
access. Parking space in accordance with traffic load shall be provided to all buildings. Road network
and open space around the buildings shall be designed considering movement and functioning of
fire tenders.
Climatic factors like wind direction, solar geometry shall be taken into account in orienting
the building. Orientation of building shall also consider noise and smell propagation, views, and
visual effect from various directions.
Sufficient open space shall be provided for planned expansion of building. Adequate open space shall
also be provided around the buildings for lighting and ventilation in accordance with local byelaws.

4.4 Architectural Finishes

All the buildings shall be provided with Architectural finishes such as floor finishes, plastering &
painting on walls & ceilings, doors/ windows/ ventilators, roof treatment, plinth protection etc.
as mentioned below:
For the purposes of schedule of Architectural finishes, buildings are categorized into following types.

A- RCC Building (Mall)

• Internal-
Wall-Armour coat finish with backing panel/Texture paint/any other finish as per design,
Marble/ Granite stone in Lift lobby, Metal chequered plate finish up to 1100 Height & paint
above in service corridors.
-skirting as per specs
-Wall dadoing up to height of 2200m in toilets, Aluminium framed laminated partitions.
Ceiling- Gypsum False ceiling, Grid suspended ceiling, any other (as per tenant Requirement)
Toilets-Calcium silicate false ceiling (or any other moisture resistant plasterboard of similar
make)
Flooring- Marble/Granite flooring as per design (main areas), Vitrified tiles in service
corridors,
Toilets- antiskid tile, Service areas-RCC floor with hardener,(or) Epoxy floor, (or) Flooring
with electrically insulated rubber mat (Electrical rooms)

Ironmongeries & joineries of accessories like Door windows as per standard fit out details.
(Door,-Wooden/ Flush/ Fire exit Steel/Fire rated/Grille etc., as per spatial requirement)
Ventilators- Aluminium / UPVC as per design.

• External:
Façade: Façade would be based on the finalised design principally of Block wall, Projections,
External cladding/ dry fixing (Fundermax /ACP/ stone with necessary support joineries)
Unitized Glazing, Structural glazing (if any), Hoarding etc.
Wall, Balconies & projections finishes- Plaster, Medium texture paint, Any other façade
treatment as per design (stone, ACP or Fundermax panels)
Ramps & floors: Concrete ramp with rough anti-skid finish with requisite railings & curbs as
per specs
Basement:
Walls /Columns/Ceiling-Anti carbonation paint with column guard as per specs
Flooring-Epoxy coated flooring,

B- Steel PEB Building (Retail)


Same as RCC Mall finishes.
In addition, Steel columns to be repainted & to be covered either using Gypsum wall or any
other liner sheet.

C- Ancillary services
i. Guard & security room (Wall- to be painted as per specs, Flooring- Vitrified tiles,
Ceiling-egg shell emulsion paint, )
ii. Transformer, DG yards, Gas banks (as per MEP DBR & requirements of statutory
bodies)
iii. Parking areas-All parking area to be marked with Thermoplastic paints & covered
parking to have roof/canopies as per design.

iv. Compound walls & fencing: Compound wall shall be 2’ high toe wall with planters &
grilles above (as per design.)

D- Other Infrastructure & landscape work:


Roads- Road shall be asphalted roads with Thermoplastic road marking.
Curbs, pathways (pavers, Cobblestone, Granite stone sets), Interlocked areas as per design
Landscape-finishes specified as per landscape consultant with necessary civil works for the
same.

4.5 Building Services

4.5.1 Water supply, Distribution and Drainage Sanitary Services. Entire facility which has human
occupancy shall also have toilet and drinking water facility as per following references.
- NBC &BIS Codes
- CMDA Guidelines

Toilets, WC’s, urinals, Drinking water provisions, have been provided as per NBC norms, local byelaws
& Multiplex requirements. All service pipes on the external wall shall be suitably concealed or shall be
provided within a shaft. (as per Service consultant’s design)

4.5.2 Electrical Services: Electrical services for buildings shall consist of electrical supply and
distributions. Electrical lighting installations, telephone network, fans, exhaust fans, lighting
protection system etc. including all accessories, cabling etc. All electrical switches / sockets shall be of
modular type (As per Electrical design basis or drawings) & with compliance to respective statutory
norms

4.5.3 Air conditioning and Heating: All the retail areas of the building shall be air conditioned by
centralized A/C. (The scope & necessary provision of Centralized A/C shall be left). All the necessary
accessories (shafts, AHU rooms & plant rooms) pertaining to the same shall be left.

4.5.4 Fire Protection system: The entire fire safety installation shall be compliant with the NBC’s fire
norms & CMDA requirements, to ensure the highest safety standard and uniformity of system.
Further, before property is opened to public, the fire protection shall be fully operated and tested
under simulated conditions to demonstrate compliance with the most stringent standards, codes and
guidelines.

4.5.5 Building management system: The overall building automation &surveillance system shall be
carried out as per standard & detailed Service (MEP) DBR. The BMS Shall be dully integrated with all
electromechanically systems including access control, Motion detectors, Fire alarm system, CCTV
networks etc.

4.6 Aesthetics

4.7 Architectural & civil works elements


Type of structure & construction shall be as per structural design. The structural system shall be as
specified in Structural Design Basis/Design Philosophy.
1. Plinth protection: All the buildings shall be provided with 450-600 mm wide plinth protection
around the building/shed. In lieu of which a 3’ wide pathway would exist

2. Steps/ ramps/ Staircases


Steps/ ramps shall be provided for access to the Buildings for pedestrian/handicapped individuals/
vehicular, equipment entry as per relevant code. Minimum 1500 mm wide platform shall be provided
in between entrance door and steps/ramps. Following dimensions of the steps/ ramps shall be
adhered to.

•Riser = 166 mm maximum & 150 mm minimum

3. Walls finishes

Wall finishes shall be classified on the following basis


Notes: Type of block walls & treatment:
Exposed concrete and plastered block work surfaces
Stone Cladding:
Stone cladding of required finish with mechanical fixing (as per architectural specifications).
Pergolas: Anti-termite treated seasoned wood or GRP sections.
Roofing of concrete buildings and concrete tanks
Roof waterproofing system will be provided for all concrete building roofs.

4. Doors

The doors shall meet the following general requirements:


a) Doorways shall be leveled.
b) Doorways shall be easy for people with vision impairment to locate and identify.
c) Wherever revolving doors or turnstiles are installed, they shall be supplemented with an alternate
side-hung (swing type) door with 900 mm x 2200mm minimum clear opening width.
d) Bathroom (toilets/washroom) doors should swing out/should be two way opening type so that the
person inside does not fall against the door and block it. In case there is not much space available,
consideration should be given to the use of sliding or folding doors, which are easier to operate and
require less wheelchair maneuvering space.

e) Door should not be too heavy to operate and shall not require a force of more than 22 N to operate.
f) Automatic doors shall have a push button system to open them.
g) All external doors shall have warning blocks installed 300 m before the entrances for aid of visually
impaired users.

5. Windows/ ventilators

Windows (wherever applicable) shall have the make as per design specification either UPVC,
Aluminium or wooden with specified glass (frosted, tinted, thermally insulated or double glazed.)
Window scope shall include providing & fixing of heavy duty sound proof UPVC Windows by
approved manufacturer made of rigid high impact strength and strengthened by steel
reinforcements both in leaf and in frame with standard section fixed in position high performance
glazing thermally insulated with fixtures, handles, bolts, locking system fitted, S.S fly screen
wherever open able. (As per shop drawing)All Adhesives and sealants, Aerosol adhesives to be as per
NBC & ASHRAE requirement.

a) Windows shall have handles/controls in accordance with B-7 and B-5.3.7 (As per NBC).
b) They shall provide an unobstructed viewing zone for wheelchair users between 600 mm
and 1400 mm.
c) Curtain or venetian blind controls/ropes shall be at 800-1200 mm height from the finished floor
level for wheelchair users/short stature persons.

Ventilators: shall be of either UPVC or Aluminum (as per specification) with louvers, glass & exhaust
fan as per specs. Provisions of mechanical ventilations shall also be left diligently with close
coordination with service consultants.

Curtain walls: Providing fixed glazing/Unitized Curtain wall (single or double glazed) made of
approved anodized sections, 1.2 to 2 mm thick with weight of section not less than 1.5 kg per meter,
fitted in position complete with fixtures, glass with neoprene gaskets, weather proofing,
hermetically treated air gap, S.S fly screen wherever open able etc.(as per specs & ASHRAE
standards.)

6. Canopy/Overhang RCC/steel

Canopy: A projection over any entrances & Lintel overhangs will be MS/SS Pergola & Glass canopy.
Overhangs: Overhangs shall be provided at all entrances for rain and sun protection, accentuation of
the entrance and pedestrian movement as per the following schedule:

7. Shading Devices

Shading can be provided by a wide range of building components including:


• Landscape features such as mature trees/trellis/ hedge rows;
• Exterior elements such as overhangs or vertical fins;
• Horizontal reflecting surfaces called light shelves;
• Low shading coefficient (SC) glass; and,
• Interior glare control devices such as Venetian blinds or adjustable louvers.

• RCC Shading devices shall be provided over all windows, operable ventilators for rain and sun
protection. These devices shall be in form of horizontal projections, vertical projected fins in
addition as per building facade treatment. Minimum projection shall be 600 mm.

8. Rain Water Pipes Spouts

Rain water pipes shall be provided for roof water drainage. Number of rain water pipes shall be
decided on the basis of roof area, slope and rainfall intensity. Rain water pipes shall be embedded in
concrete. RCC/PVC/CI/ GI spouts may be used for drainage of chajja /small canopies of ground floor.
The minimum diameter of rain water pipe shall be 150 mm.

 Directly connected to a drain discharging into a soak away & percolation pits.
 Indirectly connected to a drain via a trapped gully if the drain discharges into a combined sewer.

9. Entrance Lobby

Entrance lobby shall be provided as a common entrance for all buildings accommodating separate
functional spaces integrated together. Individual entries to such functional spaces shall be from this
lobby by means of passages/corridors. Apart from common entry lobby, separate independent entries
to these functional spaces shall also be provided if functionally required.
Size of the entrance lobby shall be decided on the basis of volume of movement.

10. Passages/Corridors

Passages/corridors shall be provided to integrate various spaces. Width of the passages/corridors are
as per standard statutory requirements.
Exit corridors- 2.4 Min.
Around atrium-3m Min.
Fire exit corridor & egress pathway-2m Min
Other service & general corridors-2-2.4m

11. Service Entry

Two separate service entries are provided in West (For PEB) & East (For Main mall) accessible from
the Fire driveway itself. A 3m wide unloading dock is provided for the facility in the west side of the
steel structure. The loading dock would open to outside using a High speed rolling shutter& shall be
accessed through a RCC ramp of slope not less than 1:8. The 2nd service entry in east shall cater mainly
for the retail/ multiplexes of the main mall & these a well are accessible via ramps.

12. Emergency Exits

Emergency exits shall be provided for the buildings as per NBC & Fire Regulations. Also for individual
functional spaces, emergency exits shall be located in such a manner that escape route is direct,
unobstructed (Min. 2m)& without passing through any other functional areas, to safe area with a
maximum egress running length of 30m from Fire exit/ Lobbies. All fire stair enclosures shall be 2hour

fire rated walls & have 1 hour fire rated double leaf steel doors with panic bolt (manual or automatic).
as per MEP DBR.

13. Parapets & Railings

Parapets shall be of Block walls for all buildings with minimum 600 mm high for non-approachable
roof and minimum 1000 mm high for approachable roof.
Railings shall be provided in roofs, stairs, and in all unprotected openings in slabs as per safety norms.
Parapets shall be given precedence over railings on roofs.
All railings shall be as per standard drawings issued:
• SS & Glass rail for common areas &Atriums (or wooden as per design & client’ choice)
• SS handrails in fire exits & stairs.
• SS Railings for ramps & podium stairs

14. Toilets

The toilet requirement as per building usage is as given below:

• EWC’s – 1 per 15 persons or part thereof

b. PEB retail Building (In case of tenants scope of toilets, necessary ducting & provision of services
shall be left before renting out). Tentative breakup of provision.

15. False Ceiling:

Gypsum board false ceilings shall be provided in the all air-conditioned common areas for
the purpose of reducing room volume and to hide air conditioned ducting& other services and also
to maintain acoustic level inside any space.(In retail areas, provision of centralised A/C shall be left&
false ceiling shall be as per Tenant’s design requirement) False ceiling also reduces volume of
habitable room, corridor, lobby & toilet heights to a reasonable & satisfactory height of 2.4 to 3.0m.

Classification of false ceiling shall be determined on the basis of the following schedule (as per
architectural design):
• Custom Gypsum board & POP false ceilings in common areas.
• Seamless gypsum ceiling or Bison board for offices/ administration areas. (as per design)
• Moisture resistant Calcium silicate or gypsum tiles or metal grid ceiling for pantries, toilet
etc. (Damp & wet areas).
General specification: 12 mm Thick Gypsum board false ceiling with GI Channel frame support
with provision of diffuser grille box, light box, remaking, vertical & finishing with taped joints.
Finished with 1 coats of primer, 2 coats of putty & 3 coats pf acrylic emulsion. (As detailed specs)

16. Flooring finishes:

Floor finish shall be decided on the basis of the room/areas utility.


General classification of floor material to be used with respect to the area is as given below:
• Marble/granite flooring: For common areas (passages/corridors/entrance
lobbies/staircases/external steps)
• Vitrified tiles (if any) in service areas & Administration office areas.
• Antiskid tiles: For toilet, pantry & any other wet areas
• Concrete tiles or exposed aggregate concrete tiles or Terrazzo tiles: For Roofs / terraces
• Epoxy coating to the floors: pump rooms, any other services, Basements etc.
• RCC floor with electrical insulated rubber mat in electrical rooms.
• Special coating: For external and internal game zones
• Any other flooring as per design (E.g. Vinyl or deck flooring)
• Concrete pavers/ Cobblestone/ Granite stone sets: For pathways and recreational sit-out
areas
• Gravelled hard scape: Resin bound gravelled areas (if any) as per Landscape design.

17. Parking calculation & standards

18. Entrance Gate:


The entrance gate design shall reflect the modern architecture complementing the elevation
treatment given to the individual structures, providing a welcoming bell mouth entrance having a
Grand linear canopy with an altar of trees on the frontage. The entrance would be a symbol of festive
Brand & theme as well.
i. Compound Wall: Compound wall shall be an amalgamation of low toe wall with planters, water
cascades, fountains & necessary fencing (grille works) with well-lit signage & branding

ii. OSR (Open Space Reservation): 10% OSR is left as per CMDA norms which shall be treated as park
area with all street furniture & necessary landscape accessories which will be dully relinquished to
the authorities.

Entrance Gate: The entrance gate design shall reflect the modern architecture complementing the
elevation treatment given to the individual structures, providing a welcoming entrance to the center.

Parking: The parking is planned with due diligence to CMDA requirements. The facility has optimum
parking lots as per the expected number of customers. The surface parking in front of the PEB
building are covered car parks with tensile structure or any other canopies. Parking spaces are
designed with a minimum width of 8.5 feet and minimum depth of 18 feet, while the parking lot
aisle maintains a width of at least 22 feet. The new layouts are designed to adhere to this code.

Parking in open areas shall be asphalted road with proper road marking with thermoplastic
paint. Parking in basement shall be of Multi-level Automated Car Parking/stacked car park. The
basement is designed to house around 580 car parks. Mechanical parking shall be planned in close
co-ordination with Vendor & services consultant. The driveways of basement shall be of RCC
floor with epoxy finish (or any other similar make) & columns shall have column guards as per
specs. The parking area shall be marked with thermoplastic paints. All necessary clearances
(sideways & vertical) have been considered to reach a substantiated layout.
