REQUEST: An application to replat a 13.126-acre tract of land containing all of Lot 1A in
City Block A/5626 and portion of City Block 5626 to create 3 lots ranging in size from
1.705-acre to 7.915-acre on property located on Colgate Avenue, west of Douglas
Avenue.
SUBDIVISION HISTORY:
1. $145-254 was a request north of the present request to replat a 0.871-acre tract
of land containing all of Lots 9 and 10 in City Block 3/5625 into one lot on property
located at Dallas North Tollway and Sherry Lane, northeast comer. The request
was approved September 3, 2015 and recorded June 26, 2018.
NOTICES: 51 notices were sent to property owners within 200 feet of the property on
September 29, 2020.
STAFF RECOMMENDATION: Section 51A-8.503 states that “lots must conform in
width, depth and area to the pattern already established in the adjacent areas, having
due regard to the character of the area, its particular suitability for development, and
taking into consideration the natural topography of the ground, drainage, wastewater
faciities, and the proposed layout of the streets.”
Itis a policy of the City of Dallas, that institutional uses generally require greater land
area than traditional residential or non-residential lots and generally serve, and are
compatible with the neighborhood; therefore, staff concludes that the request is in
compliance with Section 51A-8.503 and with the requirements of PD 1025 (Subarea 1, 2,
and 3) which was adopted by City Council April 22, 2020; therefore, staff recommends
approval of the request subject to compliance with the following conditions:
1. The final plat must conform to all requirements of the Dallas Development Code,
Texas Local Government Code, Texas Land Surveying Practices Act and the
General Rules and Regulations of the Texas Board of Land Surveying.
2. Department of Sustainable Development and Construction, Engineering Division
must verify that the plat conforms with the water, wastewater, and easement
requirements under the provisions of Chapter 49 of the Dallas City Code.
3. Compliance with all plans, contracts, ordinances, and requirements of the City of
Dallas. Section 51A-8.102(a), (b), (c), and (d)
4, The number and location of fire hydrants must comply with the Dallas Fire Code.
