ABSOLUTE DEED OF SALE 

AND ASSIGNMENT OF RIGHTS

 

KNOW ALL MEN BY THESE PRESENTS: 

This DEED OF ABSOLUTE SALE AND ASSIGNMENT OF RIGHTS is made,

executed and entered into by:
 
Xxx hereinafter referred to as the "SELLER";

AND

xxxxa, hereinafter referred to as the "BUYER".

 

RECITALS

WHEREAS, the SELLER and the BUYER are CO-OWNERS of a parcel of

land located at F Mariano Ave, Brgy. Dela Paz, Pasig City, Metro Manila,
(hereinafter called as the “Property”), recorded in the Registry of Deeds for
the Province of Cavite, the land bearing the Transfer Certificate of Title
(TCT) No. PT-84761, a Copy of which is herein attached as Annex and made
an integral part of this Agreement;

WHEREAS, the SELLER has offered to sell his undivided and One Third
(1/3) pro indiviso share over the above described Property for the amount
of  _________ Million Pesos (PhP o,000,000.00) Philippine Currency under
the terms and conditions herein below set forth; 

NOW THEREFORE, for and in consideration of the sum of

_________________Million Pesos (PhP ),000,000.00) Philippine Currency, fully
paid by the vendee to the vendor, the SELLER DO HEREBY SELL, TRANSFER,
and CONVEY by way of Absolute Sale and Assignment of Rights unto the said
BUYER, his heirs and assigns, the undivided portion of his pro indiviso share
of the above described property together with all the improvements found
thereon, free from all liens and encumbrances of whatever nature including
real estate taxes as of the date of this sale. The payment for Capital Gains Tax,
Documentary Stamps Tax, Registration Fee, Notarial Fees and other related
expenses for the registration of the Title in the name of the Buyer,  shall be
borne by the BUYER;
  
IN WITNESS WHEREOF, the parties have hereunto affixed their
