1. PROJECT PLAN
Option: 1.

It is proposed to construct 9(GF+8) storied building. 8 simplex


apartments measuring more or less 1531 sft (Approx.) each.

Option: 2.

It is proposed to construct 7(GF+6) storied building. 6 simplex


apartments measuring more or less 2040 sft (Approx.) each.

Each apartment will have three bed rooms, one drawing and dining
room, three toilets, Kitchen etc. Subject to accommodation in the
architectural drawing. The ground floor shall be used for car parks and
other ancillary facilities. This plan implement subject to the approved
drawing from the RAJUK.

SHARE PROPORTION:

A.Property Share:

I. Landowner : 50% (Apartment & Car Parking)

II. Developer : 50% ( Apartment & Car Parking)

B.Cash Benefit: 90 Lac as under-


I. 30 Lac ( The date of agreement & signing the power of attorney)
30 Lac (From the date of approved the RAJUK drawing.)
II. 30 Lac ( After 3 months from the date of the 2nd installment)

5. PROJECT COMPLETION TIME:

36 Months from the date of handover the vacant plot.

6. POWER OF ATTORNEY:

Landowner shall give a registered power of attorney at the time of signing of deed of
agreement.

7. STRUCTURAL AND GENERAL ENGINEERING FEATURES


1. Structural design parameters based on American Concrete Institute (ACI) and
American Standard of Testing Materials (ASTM) Code
2. Sub-Soil investigation and soil comprehensively analyzed by latest testing
equipment and laboratory tasting
3. Heavy reinforced concrete (R.C.C) Foundation
4. Total foundation and super structure design and supervision by a team of reputed
and professional structural design engineers.
5. Reinforced cement concrete floor slabs.
6. Provision of safety against earthquake in structural design (7.00 on the Richter’s
scale and wind velocity of 200KMH.
7. Stone chips will be used for foundation, Columns, and Brick Chips for Beam &
floor slabs.
8. Gas burnt automatic bricks will be used for walls.
9. Lime tracing will be done top floor @ 7:2:2:
