Breakdown of the scope of professional services for the client’s information and approval.

I. PRE-DESIGN PHASE
a. Architectural Programming or Investigating, identifying and documenting the needs
of the client for use in the design of the project.
b. Space Management Studies or Analysis of the space requirements of the project based
on organizational structure and functional set-up. The services cover space use and
space character analysis, work station and space module design and a space program
to serve as basis for architectural design.
c. Site Utilization and Land-Use Studies o A detailed analysis of the site to develop its
potential through the proper utilization of land.

II. SCHEMATIC DESIGN PHASE

a. Schematic Drawings or prepares schematic design studies leading to a recommended
solution including a general description of the project for approval by the Owner.
b. Floor plans & Perspectives only

III. DESIGN DEVELOPMENT and CONTRACT DOCUMENTS PHASE

a. Production of signed and sealed architectural working drawings (10 sets)
i. Final perspectives ix. Bay section
ii. Site development plans x. Stair detail
iii. Final floor plans xi. Door & Window
iv. Sections xii. Bathroom detail
v. Elevations xiii. Blow up elevations
vi. Reflected ceiling plans xiv. Pool detail conceptual
vii. Roof plans (if needed)

b. Consultation and coordination with structural engineer and production of signed

and sealed structural working drawings (10 sets) Including but not limited to:
i. Foundation plan v. Schedule of members
ii. Roof framing plan vi. Structural computations
iii. Floor framing plan & design analysis
iv. Details of members

c. Consultation and coordination with electrical engineer and production of signed

and sealed electrical working drawings (10 sets) Including but not limited to:
i. Power layout iv. Schedule of electrical
ii. Lightning layout load
iii. Auxiliary layout v. Design analysis

d. Consultation and coordination with sanitary engineer/master plumber and
production of signed and sealed plumbing working drawings (10 sets) Including but
not limited to:
i. Water distribution
layout iv. Isometric drawing
ii. Sanitary layout v. Details of septic tank
iii. Storm water layout vi. Details of catch basin
e. Computation of rough building estimates
f. Material and bldg. Estimation
g. Preparation of bid docs
h. Assistance in selection of contractors

IV. CONSTRUCTION PHASE

a. Site inspection at critical periods
b. Preparation of shop drawing
c. Coordination with the contractors and suppliers
