LEASE AGREEMENT

The Lease Agreement, made this _________ day of ____________ 2011, by and between
the “Tenant” and Moalem Yoel, Atara Moalem (“Property Owners”) for a home located
at 124 Monroe Dr Palo Alto CA 94306

1. TERM
The term of the lease is for occupancy commencing on March 1st, 2011 and ending on August 30,
2013 or later per agreement between tenants and Landlord.

2. RENT
Tenant shall pay Property Owner the sum of twenty seven hundred and fifty dollars ($2750.00)
monthly. Payment must be received by the first day of each month in the form of personal check
or cashiers check. A late fee of seventy-five U.S. dollars ($75.00) will be charged if the payment is
received after the 4th of the month.
Not Included are cost of Cable TV, Cable Internet and city bills such as gas, garbage, electricity,
water/garbage/sewer. Personal phone line(s) and internet must be arranged and paid for by the
Tenant.

3. SECURITY DEPOSIT
Tenant shall pay first month rent, and a Security Deposit of twenty seven hundred and fifty dollars
($2750.00) to secure fulfillment of obligations under the Lease. Payments may be made in the
form of cash, personal or cashiers check.

The Security Deposit will be returned within 3 weeks after the expiration or termination of
the lease, after deductions for fees due under section 2, any loss or damage to the furniture,
appliances, fixtures, equipment, and any parts of the house. A cleaning fee of three-hundred U.S.
dollars ($300.00) will be deducted from the Security Deposit if basic cleaning is necessary. Upon
signing and cashing of Security Deposit, the lease will take effect.

Tenant understands and agrees that if he/she cannot fulfill any or all of the requirements of the
lease including making the appropriate rental payments, his/her entire Security Deposit may be
forfeited to lease holders as compensation for having to find a new tenant.

Upon expiration or termination of this lease, Tenant agrees to surrender the premises to Property
Owner in the same condition as originally made available, less normal wear and tear, and to
remove all personal property.

4. LIABILITY
If for any reason Property Owner cannot deliver possession of the house to the Tenant, Property
Owner shall not be liable for any loss or damage resulting from the delay or failure to deliver
possession. Property Owner does not assume liability for loss, damage, fire or theft of personal
property from any cause whatsoever.

5. TERM
Tenant shall not assign or transfer this lease in whole or in part unless by mutual agreement to
release and assign to new tenant with the owner in writing.

6. GENERAL PROVISIONS
Tenant agrees that provisions discussed in this Lease are binding in addition to the following terms
included in the original lease:

(i) In the case the kitchen sink is clogged due to grease, food, or garbage put
in by tenants, the costs for professional services to remedy the problem is a
shared responsibility of tenants, and not the owner.

(ii) No Pets are allowed at any time in the house.

(iii) Any structural changes to the house (i.e. painting, additions, etc.) must be
approved by Property Owner.

(iv) Absolutely no smoking or drug use in the house at any time.
