BASIC INFO , HEIGHT RESTRICTIONS AND AREA REQUIREMENTS
● More than 3 residential units will be considered under group housing if the minimum area is
5000 sq m.
● Units(block) having less than 12m of road width will be considered as independent units.
● Minimum 15% green area to be provided for every block ( parks, landscaping)
● The distance between 2 blocks shall be minimum 1/4th of the height of the tallest building.
● 2% of site area or 1500 sq m shall be provided for amenities ( library,club,gym,society
office,store,community centre)
● 5% of the site area shall be provided for commercial spaces (shops,daily needs)
● 3% of site area shall be provided for health care and education spaces.
● In case of more than one building block being proposed in the plot, Minimum 3.60m for
one-way traffic and minimum 5.50 for two-way traffic. It will be mandatory to be kept
● Parkings, parks, community centres etc of a housing society shall be maintained by RWA
Association.
● Park, open area, community and public facilities and roads reserved for the area and Parking

INTRODUCTION
Incremental housing can be defined as a gradual step-by-step process whereby building
components are appended or improved by owner-builders as funding, time, or materials become
available. Incremental housing is an affordable way to rapidly resettle many families at a minimum
housing and services level by linking the energy of families with the large-scale city planning.
Incremental house building is a construction method that is used worldwide by millions of individual
households. Different terms are used for the description of house construction methods that in
principle have the nature of self-construction of houses by households. One can speak of ‘self-help
housing’, ‘assisted self-help housing’, self-managed-housing’, and ‘incremental housing’.
Pre-design Process

● Foundation ( soil type )
Raft footing because soil type is sandy loam, It is well drained, coarse loamy soil, it is a
mixture of sand and loam, contain excess of salt.
A Raft foundation is often used when the soil is weak, as it distributes the weight of the
building over the entire area of the building, and not over smaller zones . This reduces the
stress on the soil.
It is also very good for basements. Foundations are created by excavating soil in order to find
strong, compact, undisturbed natural soil that is at least a few feet below ground level. This
soil is much stronger than the loose soil at the surface. If we construct a raft foundation at
say 10 feet below ground, and build concrete walls around the periphery, this makes an
excellent basement
