SUBJECT: ARCHITECTURAL DESIGN AND PLANNING

IMPORTANT NOTE: For this reformat of the examination in this subject, the Examinee shall allowed to make full
use (open books) ONLY of Rule VII and Rule VIII of the 2004 revised Implementing Rules and regulations (IRR)
of presidential degree (P.D.) No. 1096, otherwise known as the 1977 National Building Code of the Philippines
(NBCP) i.e. ONLY as downloaded and reproduced from the PRBoA website at www.architetureboard.ph. The
use of other IRR versions are specifically disallowed during this examination.

PROJECT NO. 1 A Proposed Private Dormitory:


A. A Proposed Eight (8) Level, Seventy-Two (72) Units Off Campus Dormitory building/structure, Maximum
R-3 Project Development, on a high-density residential use, on a Project Site with a 10.3% downward
slope from southeast to northwest.

B. STATEMENT OF THE PROBLEM:

A Businessman & Realty Developer commission an Architect to put up A Private Dormitory


Building/Structure intended for Student living far from Metro Manila having a great potential of its property just
one block away of the opposite side of Ateneo and Mirriam College.

The Basement level will provide vehicular parking considering all tenant will definitely own a car, the lower
ground level will provide the administrative office, utility facilities and common facilities like fitness gym, cyber
zone café, while the rest of the floor will have a typical 12 units each floor, a common toilet and waiting area,
except for the upper ground level wherein the waiting will be the information counter.

The Basement Level to Lower Ground Level consider 3.50 meters floor to floor height distance, the Lower
Ground Level to Upper Ground Level consider 3.50 meters floor to floor height distance, the Upper Ground
Level to Second Floor Level consider 4.50 meters floor to floor height distance, while the typical floors should
have 2.40 meters ceiling height with 15cm drop ceiling. The Upper Ground Level established 1.75 meters
above ground line elevation @ main road access.

Roof deck with 1.50 meters high parapet should be accessible for utility maintenance, where machine room
and utility needs in water distribution system provided elevated water tank. All rentable units should have toilet
and kitchenette.

C. PROJECT SITE FEATURES:

The Project Site having Total lot Area (TLA) of 2,584 square meters with 76-meter wide frontage that is
facing southeast with 12-meter wide road with a 2-meter sidewalk @ 10.0 meter elevation, and an 8-meter one-
way service road toward southwest direction. Consider setback requirement as set forth by authorities.
Provision of firewall will be consider on both side of the lower ground and upper ground level.

D. DESIGN OBJECTIVES
a. To design the Project with pre cast wall curtain.
b. The Project should consider pre-stressed method of construction to consider minimum of
12.0 meters the span of the structural components.
c. The Project should consider Class A facilities in providing amenities for a Class A tenants.
d. To plan/design the Project with ample parking at the front for visitor’s and guests.
e. To plan/design the Project with common facilities at every floors: Elevators, elevator lobby
and stairs, common toilet, utility stand-by and visitors waiting area.
f. All units have a provision for artificial ventilation considering window type air conditioning
system.
