Waverly & Oak – Mixed-Use Project Coming Soon to Gordon Square East

CLEVELAND, Feb. 24, 2021/ -- Bond Street Group, a Cleveland-based commercial real estate
developer, recently presented their plans for Waverly & Oak, a vibrant mixed-use project in the
Gordon Square Arts District on Cleveland’s Near West Side.
Bond Street is transforming a long-underutilized site along Detroit Avenue, between W 54th and
W 58th Streets, into an activated and energized mixed-use community development. The
design-forward, seven-story Project will deliver Detroit-facing retail, co-working space, below-
grade parking, and 122 apartments offering studio, one- and two-bedroom floor plans, all
situated around a central public courtyard. Designed by Lakewood-based Dimit Architects, the
project will feature a rooftop pool and lounge with sweeping views of the City. The rooftop, co-
working space, and fitness center will be accessible to the public.
Bond Street’s vision is focused on creating an attractive, community-centric mix of uses on the
street level, introducing residential density to Gordon Square’s commercial corridor, and filling in
the "missing teeth" along Detroit Avenue created by the private surface parking lots and vacant
building that currently sit on the site.
On February 10th, Bond Street presented the Waverly & Oak project at a public meeting hosted
by the Detroit/Clifton/West Blvd. Historic Design Review Committee. At that meeting, following
Bond Street’s presentation and public comment, the Committee voted unanimously to
recommend approving demolition of the two existing buildings on site. One of the buildings is
5602 Detroit Avenue, the former Club Azteca building, which has been vacant for much of the
past decade, and fell into foreclosure in 2019.
“We have been engaged with Club Azteca leadership since May 2020, and we are actively
involved with the Club in an ongoing discussion of how the new development can honor Club
Azteca’s history and role in the neighborhood, and its commitment to sharing and showcasing
Mexican-American art and culture.,” said Bond Street Principal Justin Strizzi. “We are excited to
support the Club’s charitable and cultural missions and to continue to run a community-driven
process.” He added.
