ed to a 10-unit apartment building
in the 1920s at a time when affluent
New Yorker families were leaving
their townhouses—which required
a large staff to maintain—for luxury
apartment buildings.”
This particular townhome is five
stories and 22 feet wide and boasts a
stunning 8,900 square feet. The ask-
ing price is $11,975,000, or $1,345
per square foot.
While this East Side stunner re-
quires some serious work, the end
result will be worth the investment,
van der Ploeg said.
“However, after conversion back
to single-family use, involving ex-
pansion and a complete renovation
costing around $500 per square
foot, or $5 million, this house should
be worth around $2,500 per square
foot, or $25 million,” he said. “In
other words, you can purchase this
house for a little under $12 million,
put another $5 million into it and
be left with a house that is exactly
what you want and worth $25 mil-
lion, or $8 million more than you in-
vested. We are finding that there is
considerable demand for this prop-
erty from end-users and developers
alike and we have received several
good offers.”
Linda Melnick, senior vice presi-
dent and broker at Stribling and As-
sociates, agrees that townhouses
are a wise investment.
“Townhouses have and will al-
ways be a value investment,” she
said. “There are a finite number of
them, and as my partner, Tim Des-
mond, always says, it’s like buying
oceanfront property.”

think of the storied brownstones of
the Upper West Side or the luxuri-
ous, ornate townhouses on the Up-
per East Side. But these iconic, old
New York–style homes are located
in some unexpected places as well.
“Families, affluent buyers and
creative buyers are finding unique
and lovely homes in every nook
and cranny of the city,” said Charles
Homet, senior vice president and as-
sociate broker at Halstead Property.
This influx of development may
be due in part to townhouses that
were parceled off into multiple
family homes now being restored
back to their original glory.
“Many townhouses were con-
verted from single-family homes
to multiple-unit dwellings at vari-
ous times as the city’s economy
soured,” Homet said. “Conversion
of these back into luxurious one-
family dwellings offers great devel-
opment potential.”
According to Charles Ruoff, se-
nior vice president and associate
broker at Brown Harris Stevens
Brooklyn, LLC, that borough has
emerged as a top market for town-
house development—but supply is
limited.
“I principally represent buyers
and sellers in the purchase and sale
of townhouses and brownstones
in downtown Brooklyn, [which in-
cludes] Brooklyn Heights, Cobble
Hill, Fort Greene, Park Slope and
Prospect Heights,” he said. “We are
in dire need of houses at all price
points. Inventory is extremely low,
