I manage a portfolio of almost 4000 Apartment Homes at 13 locations. These locat

Develop and manage annual capital and expense budgets for the 13 properties.

Senior National Facilities Manager-Real Estate and Facilities
I managed the National Facilities program that supports over 400 sites. This inc
ludes 8 campus facility managers with one regional east and one west coast facil
ity manager. Travel is about 65% of the time.
Developed annual capital and expense budget requirements for the 8 regional cam
puses sites across the country.
Managed to implement a substantial 5% cost savings in 08 by negotiating better
rates with our vendors.
Project Manager for site specific capital projects and equipment installations
across the country. Energy saving techniques, building automation and renewable
energy practices are incorporated into these construction projects.
Developed the scopes of work for the facilities needs for new construction, sit
e selection and preparation for new sites. Worked with architects, structural en
gineers and general contractors to utilize green building practices to get these
sites LEEDs accredited.
SME (subject matter expert) for all building materials, mechanical equipment an
d energy saving technologies.
Merged a purchased telecommunications company (SunCom Communications) into the
portfolio.
Developed Standard Operating Procedures (SOPs) and implemented them across the
entire organization nationwide.
Initiated a call center for all work orders to be dispatched and tracked. This
included over 7 million square feet of office and warehouse space.
Developed and deployed a Preventative Maintenance Program (PM.s) to look for wa
ys to improve energy efficiency and utilize new green technologies.
Developed a dashboard type of on-line tool. This tool has information about eve
ry site including location, type of building, total sq. ft, which departments ha
ve what % of space, pictures and lease information.
Worked closely with our facilities partner and their ROMS (regional operations
managers) to ensure our vendors were giving us the very best service for a reaso
nable cost.

included 4 project managers in the corporate building and 8 partners at an off-s
ite building called Technical Parts Department.
Provided leadership to cross-functional teams to ensure that efficient developm
ent and implementation of Facility Services policies, procedures and functions t
o increase productivity and maintain quality in the stores.
Developed Standard Operating Procedures (SOPs) and implementing these SOPs to t
he field organization. I have worked very closely with the field organization to
provide plans, processes and practices to ensure that programs are aligned with
company business goals and objectives. Prepared, communicated and educated clie
nt groups and teams on changes in policies and procedures.
Coordinated, facilitated and implemented programs and schedules to fully integr
ate our Licensed Stores and International groups into all facilities programs.
Developed analytics and metrics across equipment types for Preventative Mainten

Responsibility for daily operations of a multi-site campus that has more than 5
million square feet, including office space, manufacturing, production, cleanroo
m and warehouse space. Also responsible for all vendors and subcontractors 24/7
on site.
Reporting to the Vice President of West Coast Operations, I have 4 direct repor
ts and a staff of 200.
Duties include developing and staying within budget, managing remote sites and
working closely with other departments.
Manage the entire site, including maintenance, cleanroom, janitorial, landscape
and special customer service requests.
Oversee the completion of special projects and construction of remodels with th
e help of the projects group.

Duties included being owners representative as well as hands-on daily facility m
anagement, budget, vendor, and subcontractor control.
Liable for P&L concerning all buildings in the Kenmark Portfolio, which include

Responsibility to oversee completion of Echelons world headquarters, in San Jos
e, California.
Daily interaction with general contractor and sub-contractors.
Served as Echelons authorized representative in lease negotiations, budgetary i
tems, and facilities issues for all buildings, which included multiple locations
with millions of square feet of production area as well as office space around
the world.
Extensive facilities operations and project management experience, with a conce
ntrated focus on energy management and Internet driven building control systems.

A facilities maintenance service provider to the industrial and manufacturing in

Facilities Manager
Responsible for maintaining a large spacecraft manufacturing facility with 30+ b
uildings and approximately 2 million square feet. Was also responsible for all m
aintenance, HVAC, security, janitorial and for all budgetary preparations.
Served on the lease negotiation team and handled all outside vendors.
Communicated with 6 direct reporting managers, 3 administrators and a staff of
125 employees.
