The Median Sales Price in May was $465,000, up 29.7% from $358,500 in May of 2010 and up 2.2% from $455,000 last month. The Average Sales Price in May was $696,062, up 65.7% from $420,064 in May of 2010 and up 32.6% from $524,755 last month. May 2011 ASP was at the highest level compared to May of 2010 and 2009.

MSI is the # of month's needed to sell all of the Inventory at the monthly Sales Pace
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The May 2011 MSI of 13.9 months was at its highest level compared with May of 2010 and 2009.
