People who travel and stay away from home for more than a day need lodging for sleep, rest, safety, shelter from cold temperatures or rain, storage of luggage and access to common household functions. -is rental of a room or rooms for a temporary place to stay or live. - A place where a person (such as a traveler) can stay for usually a short period of time : a place to sleep

Lodging Establishment Defined


y An establishment that charges fees for providing furnished sleeping accommodations to persons who are temporarily away from home or who consider these accommodations their temporary or permanent homes Many of these establishments also provide food, beverages, cleaning services and a range of other services normally associated with travel and commonly sought by travelers Lodging/ accommodation industry is made of hotels, motels, inns, resorts, college dormitories, hostels, boarding houses, condominium rentals and other related establishment

The Industry Today The industry today is diverse and offers lodgings to satisfy just about any type of traveler. Alternative Lodging Since some travelers seek accommodations different from the traditional hotel/motel room, the lodging industry today offers alternatives: y y y y y Campgrounds appeal to travelers who prefer to commune with nature while on vacation. These are small but thriving parts of the lodging industry. Renovated harems, in Middle East that once accommodated a mans 60 wives, now serve as hotels. Treetops, a hotel in Africa features rooms in a huge tree from which guests can watch wild animals feed at night. Ryokans, in Japan which exhibit typical, simple Japanese dcor, and inexpensive lodgings with four to six built-in bunk beds. Capsule Hotel (kapuseruhoteru) is a hotel systemof extremely dense occupancy. The first capsule hotel was the Capsule Inn Osaka.

LODGING FACILITIES
1. Hotel y A structure that provides sleeping accommodations to travelers, usually features dining facilities and daily housekeeping facilities y Multistoried lodging facilities which range in size to hundreds of rooms. 2. Motel

A lodging establishment that caters to travelers with automobiles and provides self-service parking on premises.

3. Inn y Small, typical rural, lodging establishment that may or may not serve food. 4. Resort y Lodging facilities usually located at popular vacation locations which offer recreational activities such as swimming, golf, tennis, or casino gambling. 5. All-suites y Suites are accommodations with at least two rooms y They may also feature kitchen-like elements 6. Lodge y A lodging establishment associated with a particular type of outdoor activity, such as ski lodge or hunting lodge. 7. Bed &Breakfast (B&Bs) y home-like properties charge guest to stay in a bedroom and offer full breakfast in communal setting 8. Youth Hostel y A German innovation y Mostly caters to students 9. Condominium y Refers to apartments in high-rise buildings located mostly on recreational areas. It is a furnished housing unit with kitchen areas, living rooms area, sleeping area, and bath. 10. Time shares y owns a certain amount of the yearly time at the property or even at the network of such properties y also known as vacation ownership 11. Life Care y A residential facility that provides lodging and food service for peoplerequiring nursing or related care. Those residing in nursing homes tend to be temporarily or permanentlyinfirm, physicallyor mentally. 12. Guest House/Tourist Home y Are privately owned homes where the owners rent individual bedrooms to visitors. 13. Boarding House y Is a residential facility that provides lodging and meals for guests who normally consider the facility their home, whether temporarily or permanently. 14. Dormitory y Refers to a lodging facility affiliated with some educational or other institution that provides sleeping accommodations for those in residence. 15. Nursing Home y A residential facility that provides lodging and food service for people requiring nursing or related care. Those residing in nursing homes tend to be temporarily or permanently infirm, physically or mentally.

by price 1. Limited Service Hotels Usually offering guest rooms only with no or limited F&B facilities, no meeting/ function space, limited entertainment and recreation facilities. Also called budget or economy hotels 2. Full Service Hotels Offering a wide range of facilities and amenities; having more public space and meeting/ function space with at least one F&B facility. Catering primarily to business travelers (42%), leisure travelers (27%), convention-goers (25%) Average size: 285 rooms 3. Luxury Hotels Featuring upscale dcor and furnishings. Offering a full array of services and amenities. Typically having a concierge service and several F&B operations (including gourmet or fine-dining restaurant), banquet facilities and 24hour room service. Also usually available: a wide range of recreational facilities and access to nearby facilities. Average size: 150 400 rooms by functions 1. Convention Hotels Large (500 800 guest rooms) Offering extensive meeting and function space, usually including large ballrooms and event exhibition areas Extensive F&B operations, with several restaurants, lounges and banquet facilities. Often near convention centers. 2. Commercial Hotels Smaller than convention hotels (150 500 guest rooms) Less public space, small meeting and function space, fever F&B outlets and limited recreational facilities. Many are located in downtown areas, near large offices and retail stores (business areas). Close to citys entertainment centers. by location Types of hotels under the location category include: 1. Resorts Typically located in picturesque settings Having 200 to 500 rooms Providing a comprehensive array of recreational amenities and a variety of F&B outlets Many being located in remote locations, requiring visitors to travel several hundred km by air or by land to reach such a resort Resort can be classified on the basis of: a. Their locations (sea resort, mountain resort, etc) b. The time of the year when it is open/ most highly occupied c. The activity focused on by the visitors (to enjoy the landscape, sports, culture, or else) 3. Casino Hotels and Resorts Hotels allocating major amounts of space where people play gambling games for money Providing lavish entertainments

Gambling operations as major revenue center Commonly offering free lodging, food and drinks to guests who routinely wager a great amount of money (high rollers) 4. Health Spas Health spa is a general term given to lodging establishments that focus on providing health-related services Some specializing in weight-reduction, stress reduction or cosmetic therapy, others in drug or alcohol rehabilitation, among many other treatments Having professional staffs that often include dietitians, therapies, masseurs, exercise physiologists and in some cases physicians. Some spas cetegories: a. With natural mineral hotspring b. Beauty spas c. Fitness spas d. Behavior modification spas e. Health therapy spas f. Holistic spas g. Resort spas With the increased population of aged people, more health oriented services are growing. 5. Vacation Ownership Also called timeshares and vacation intervals, involving a type of shared ownership of a residential dwelling: several people own a holiday/ vacation home together and each uses it at a different time of the year. Marriott, Ritz Carlton, Four Seasons, Hyatt, Accor and many other major lodging companies are holders of the vacation ownership market. Each unit of a vacation ownership resort (=each residential dwelling/ vacation home) is called a condominium. y Others (By distinctiveness of style) 1. All-Suite Hotels Each room is larger than an ordinary guest room, consisting of a bedroom plus a living room (parlor) and a bathroom; sometimes offering limited kitchen facilities. Many all-suite hotels do not have traditional restaurants, bars and meeting facilities (limited public space and services). Some all-suite hotels offer free breakfast buffet or food-vending machines. Size 50 to more than 100 rooms.

2. Extended Stay Hotels Providing many of the same features and amenities as the all-suite properties, such as a stove and or microwave in the room,

refrigerators, kitchenware, grocery shopping services, business services and limited housekeeping service. Catering to those who intend to stay longer than typical (transcient) guests. Providing a home-like environment, with accommodation resembling those in a fine garden apartment complex equipped with a kitchen, a living room, a bedroom, a bath and recreational facilities. 3. Historic Conversions Having historic significance Having been renovated to their original splendour Having a great appeal for those wishing to experience the grandeur and elegance of early days with the comforts of modern day features. 4. Bed and Breakfast Inns (B&B) Typically having 5 to 10 rooms Breakfast being included in the room rate Mostly situated in suburbs/ villages Most owners live on the premises 5. Boutique Hotels Noticeably different in look and feel from traditional lodging properties: impressive, unique, unconventional Interior design styles range from postmodern to homey Preferred by visitors who desire to be perceived as trendy, affluent and artistic

Function and Primary Market


y Commercial Hotels  These hotels cater to the business traveler  In comparison to convention hotels, there is less public space and smaller meeting and function space, fewer food and beverage outlets, and limited recreational amenities  Many of these hotels tend to be located down town or near airports to accommodate their target market segment  These establishments have business centers, featuring office equipment for guest use, and full in-room modem connections Convention Hotels  Large hotels often with 500 or more guest rooms  They offer extensive meeting and function space  Food and beverage operations tend to be extensive: several restaurants and lounges, banquet facilities, and room service  Often in close proximity to convention centers and other convention hotels, providing facilities for citywide conventions and trade shows

Extended Stay Hotels  The term extended stay denotes lodging facilities designed for guests who need long-term accommodations

 A type of lodging with features unavailable at standard hotels.  Typically have self-serve laundry facilities and offer discounts for extended stays, beginning at 5 or 7 days.  They also have guestrooms (or "suites") with kitchens. The kitchens include at a minimum usually: a sink, a refrigerator (usually full size), a microwave oven, and a stovetop. Some kitchens also have dishwashers and  Popular with business travelers on extended assignments, families in the midst of a relocation, and anyone else in need of temporary Casino Hotel  A facility that houses and accommodates certain types of gambling activities  Offers patrons opportunities to sleep cheap, yet spend big.
