WITNESSETH AS FOLLOWS: Sri C.K.NARAYANAPPA is the sole and absolute Lessor of the schedule premises bearing house #525, Ground Floor, 20th Main, 23rd Cross, Judicial Layout, G K V K Post, Bangalore - 56 0 065, herein after referred to as the SCHEDULE PREMISES and particularly described in the schedule and whereas the Lessor have agreed to let-out the said premises on lease to the Lessee and the Lessee agreed to take on lease the schedule premises on the following terms and conditions: 1. The Lessor shall lease out the above said premises to the Lessee with effect from 01.05.2008 for a period of THREE YEARS from the date of this agreement and it can be renewed by mutual consent.. 2. The Lessee has paid to the Lessor a sum of Rs 3,50,000/ - ((Rupees Three Lakhs Fifty thousand only) by a way of cash towards the SECURITY DEPOSIT and the said security deposit will be refunded by the Lessor to the Lessee at the time of vacating the said house and this security deposit will bear no interest. 3. The Lessor shall be entitled to deduct from the said security deposit amount any damage subject to reasonable wear and tear may be sustained during the lease period and any balance in water and electricity charges. 4. The Lessee shall keep the house premises in good and tenantable condition. The Lessee shall not sub-let the premises or use the said house for any other purposes other than residence. 5. The terms Lessor and Lessee shall mean and include their respective heirs, legal representatives, administrators and assigns. 6. The Lessee should not alter or make additions to the said house premises without written consent of the Lessor. 7. The Lessee shall bear the cost of electricity and water charges and bill must be paid regularly and shall hand over all the bills to the Lessor at the time of vacating the house after expiry of the agreement otherwise the bills will be deducted at the time of paying back the security deposit. A sum of Rs 6000/- (Rupees Six Thousand only) being the painting charges will be recovered from the security deposit at the time of vacating the house.

8. In case if the Lessor takes up the additional construction works, no inconvenience to be caused. 9. The Lessor shall have the right to enter upon the schedule premises at any time, either to inspect the premises for satisfying themselves that the schedule premises is being held in accordance with these presents or for carrying out any works/repairs connected with other proportions. 10. It is hereby agreed that either the LESSOR or the LESSEE shall have the option at any time to lease agreement by giving 3(Three) months notice of such intention to terminate the lease agreement. 11. If the Lessor wants the schedule premises, after THREE YEARS the Lessee should be ready to vacate and handover the premises same is a condition precedent to this agreement. It is hereby agreed that either the OWNER or the TENANT shall have the option at any time to rent agreement by giving 2(Two) months notice of such intention to terminate the rent agreement. 24. If the tenant fails to pay rent in time or not acting according to the terms and conditions of this agreement or not agreed to vacate the rented premises on or before the expiry of this rented agreement Owner is at liberty to recover the position of schedule premises without any notice. 25. The tenant must give 10 %( ten) present increase the rent, over and above, every 11(eleven) months, expiry of the agreement. In case if the owner takes up the additional construction works, no inconvenience to be caused. 11. The owner shall have the right to enter upon the schedule premises at any time, either to inspect the premises for satisfying themselves that the schedule premises is being held in accordance with these presents or for carrying out any works/repairs connected with other proportions. 12. It is hereby agreed that either the OWNER or the TENANT shall have the option at any time to rent agreement by giving 2(Two) months notice of such intention to terminate the rent agreement. 13. If the tenant fails to pay rent in time or not acting according to the terms and conditions of this agreement or not agreed to vacate the rented premises on or before the expiry of this rented agreement Owner is at liberty to recover the position of schedule premises without any notice. 14.
