to pay off a 30-year mortgage in 12
or 15 years. Do such programs make
sense?

A: A shorter loan term means a bor-

over 30 years will have a monthly payment of $645.28.
The potential interest cost is $132,300 – more than the
original loan amount.
To pay off the same amount at the same rate in 15
years, just increase the monthly payment to $882.14.
The total potential interest cost for the loan is $58,785
Thus, the idea of a shorter loan term – with reserva-
