The commission approved a re-imaging to Comfort Inn in 2001. In 2001 the Board of Building and Zoning Appeals approved a variance to allow the use of five (5) 250 watt HID Floodlights to be used to illuminate the front of the building with ground mounted lights. A Conditional Use Permit was issued in 2005 Billys Martin Bar to have an outdoor patio and bar. Applicable Regulations: 1133 Site Development Plans Design Guidelines

Engineering Comments: A Building Permit is required for interior and exterior alterations. Plans shall be submitted for permit review by the Chief Building Official for conformance with the Ohio Building Code and necessary permits obtained. Fire Department Comments: No comment Police Department Comments: No Comment Analysis: The applicant wishes to re-image the Comfort Inn hotel building at 7701 Reynolds Road and rebrand it to a Holiday Inn. The re-imaging work includes changes to exiting roof lines of the building and covered entrance canopy. The current building has a 53-ft tower above the main entrance, a shingled mansard roof and a 25-ft high hipped roof on the entrance canopy with four support columns construct from brick and a small band of exterior insulation finishing system (EFIS). which will be replaced with parapet walls constructed with E.F.I.S. (beige in color) with a decorative white cornice. The roof line on the front building elevations (west) will be broken up with varying parapet heights with the highest sections extending to a building height of approximately 44-ft. Two of the high parapet will have a key-hole design in the middle while the high entrance pediment includes Holiday Inn signage with a logo. The existing shingled mansard roof on the side and rear elevations will also be replaced with a low parapet wall. The north side elevation will also include a high parapet wall with key-hole design to add visual interest to the roof line facing State Route 2. The existing covered entrance canopy will be removed and replaced with a new canopy structure supported by two columns with an arched standing seam metal roof. The columns will be constructed from a brick base to a height of 36 with the remainder of the column wrapped in beige colored EIFS. A stone cap is located at the top of the brick base. The faade of the entrance canopy will be constructed from beige colored EIFS with a key-hole similar to the high parapet wall. The framing of the roof structure will be painted white matching the decorative cornice on the parapet walls. The roof structure includes a standing seam metal roof that will be dark bronze in color matching the window framing. The applicant was advised to bring material samples for review and approval by the Commission. The applicant has indicated that no site work is anticipated to the parking lot, outdoor lighting and the existing landscaping other than general maintenance.
