INTRODUCTION

INTRODUCTION
Franchising is a method of product or service distribution that is governed by a contract. It is important for anyone deciding to start a business by becoming a franchisee to remember that in franchising a person is tied into a partnership arrangement for a defined period of time.

Franchises A franchise is defined as the right or license granted by a company (franchisor) to an individual or group (franchisee) to market its products or services in a specific territory. Three common types of franchises are:

Product: The franchisor grants the franchisee permission to sell/distribute a product using their logo, trademark and trade name. Manufacturing: The franchisor permits the franchisee to manufacture their products (i.e. food) and sell them using their trademark and name. Business Format: Probably the most popular form of franchising. The franchisor licenses their brand to a franchisee for use with a predetermined way of conducting business.

When the purchase of a franchise is made, the purchaser is required to comply with strict guidelines and rules regarding the operation of the business unlike in a business opportunity. These guidelines are in place to protect others within the system and maintain brand consistency. And unlike most business opportunities, costs paid to the franchisor dont end with the initial sale. Royalty payments are collected for as long as the franchisee owns their franchise. In exchange for these payments, the franchisee will receive continued support, such as marketing assistance. In acquiring a franchise, the potential franchisee goes through what is traditionally a much more extensive vetting process to complete the deal. In addition to an interview, a potential franchisee will first have to complete an application that details his or her background and work experience to assess how he or she would fit into the franchises system, and provides detailed financial information to find out if he or she can sustain the business until it is profitable if necessary. Then, assuming the potential franchisee is deemed a suitable candidate, the franchisor will present a franchise contract that should be gone over with legal counsel before it is agreed to. The franchisor also makes several disclosures upfront. Franchisors are required by the Federal Trade Commission (FTC) to present potential franchisees with a Franchise Disclosure Document (FDD) at least 10 days before a contract is signed. A FDD is a document that outlines the history of the business, all the franchisees in a franchises system, turnover rates, terminations, fees, rules, restrictions, and numerous other items pertaining to that particular franchise. There are several risks to owing a franchise as well. For instance, in the event of a dispute, current laws provide little support or protection to a franchisee from the FTC. There can also be hidden expenses for equipment or materials needed to run the business that arent

specified or made clear in the FDD that mount up in addition to the largely steep franchise fees, which are non-refundable. Because business opportunities arent as closely regulated as franchises, the entrepreneur must personally take precautions to avoid scams. To combat the risks of scams, the FTC has taken steps to aggressively crackdown on businesses that have provided false claims in recent years. They are also working to educate those looking into these business opportunities with a website with tips on spotting a potential fraud, and ways to contact them if you believe youve been misled by a company offering bogus business opportunities. Dave and Gail Liniger founded RE/MAX in Denver, Colorado, in 1973, prompted by their dissatisfaction with the way real estate business was conducted at that time. Regardless of an operation's size, most real estate offices used the commissionsplit system, requiring sales professionals to forfeit half of their commissions to their brokers in exchange for an office environment and company services. RE/MAX has grown every single month for more than 30 years. Very few companies with a worldwide presence can make such a claim. RE/MAX HISTORY
Started by two real estate agents in their twenties with a pen and pad in 1973 to the global organization that exists today, RE/MAX supports almost 1,00,000 sales associates worldwide. 1973 RE/MAX is born. Dave and Gail Liniger, two 20-something real estate agents from Denver, Colorado, decide to develop a new real estate concept. They created RE/MAX - an acronym for "real estate maximums" - a system that encourages quality real estate salespeople to realize and develop their outstanding business potential. 1974 RE/MAX is growing! With a team of 42 Sales Associates , Gail and Dave Liniger decide to take the leap to next step to make RE/MAX the success they envisioned. They mortgage their assets and dedicate themselves to working around the clock. 1975 A huge company milestone when the first RE/MAX franchise is established outside of Colorado. 1976 Only 4 years after this innovative real estate concept is developed the RE/MAX team is now up to 500 Sales Associates.

1978 On its 5th birthday, RE/MAX boasts 1,000 Sales Associates and launches its first widely recognised trademark - the RE/MAX Hot Air Balloon. And still to this day the Hot Air Balloon trademark is well known all over the world. 1979 RE/MAX grows beyond the US borders. Two Canadians - Frank Polzler and Walter Schneider contact Dave Liniger they want to bring RE/MAX to Eastern Canada. Liniger agrees, and RE/MAX Ontario-Atlantic Canada is born. 1980 Within two years the number of RE/MAX Sales Associates quickly triples. Theres now a total of 3,000 RE/MAX Sales Associates. 1988 The number of RE/MAX Sales Associates skyrockets to 20,000 and RE/MAX becomes the No.1 real estate organization in Canada. 1991 RE/MAX expands further with the opening of RE/MAX offices in the Caribbean. 1992 RE/MAX illustrates its interest in assisting the community and local neighbourhoods by becoming the sole real estate sponsor for the Children's Miracle Network. The Children's Miracle Network is an organisation that supports children's hospitals across North America. 1993 RE/MAX makes that big jump and "travels across the pond" to Europe.

1994 RE/MAX continues to grow world wide as the familiar RE/MAX sign begins to appear in real estate offices in Spain and South Africa. 1995 The RE/MAX network takes a bigger hold of the European marketplace with Italy, Israel, and Germany joining the Above the Crowd real estate experts. 1997 RE/MAX celebrates it quarter century birthday with 48,000 Sales Associates in 2,900 offices around the world. RE/MAX's global reach now extends to Australia, Singapore, Turkey, the Southern United Kingdom and Ireland. 1998 The Netherlands and Greece join the RE/MAX Network. 1999 Prior to the new millennium Austria, Switzerland, Liechtenstein, Portugal and southern France join the RE/MAX Network. 2000 The year 2000 is celebrated with Norway and Iceland joining the team and spurring RE/MAX growth to over 57,467 sales associates in 3,422 offices in 32 countries on six continents. 2001 RE/MAX continues its continuous upward growth trend. The RE/MAX network can be found in 38 countries with more than 69,825 sales associates in 4,159 offices worldwide.

2002 RE/MAX in Europe grows up to 606 offices with 2,052 sales associates in 17 countries. RE/MAX Arabian Peninsula headquartered in Jeddah, Saudi Arabia established. 2003 - 2004 Croatia, Denmark and Malta join the network and RE/MAX hits the 1,000 sales associates mark in Europe. 2005 - 2006 With RE/MAX signs in the Baltic States, Bulgaria, Finland, Hungary, Romania, Czech Republic and Slovakia, RE/MAX undoubtedly is the fastest growing real estate franchising company in Europe. 2007 Poland, Serbia, Montenegro and Slovenia are the latest addition to RE/MAX in Europe. We are now present in 35 countries with more than 10,000 sales associates in over 1,500 offices across Europe. The research was descriptive in nature. In this research data was collected from 100 respondents. SAMPLE SIZE 100 respondents. SAMPLING DESIGN Non Probability convenient sampling method was used in the study. SOURCES OF DATA: Source of Data for this project was primary & secondary. The primary data was collected through questionnaire filled from the respondents. Secondary data was collected from the published materials and internet. TOOLS USED FOR THE ANALYSIS Questionnaire Method was used for the study. Some of the softwares used for making this project will be Ms Word and Ms Excel. QUESTIONNAIRE DEVELOPMENT In this project I have used closed ended questionnaire so that it will be convenient to analyze the data collected.

The respondents were limited and cannot be treated as the whole population. The respondents may be biased.

Time was the major constraint.

In this project I have analyzed the Franchisee Opportunities in India with reference to Re/Max. For this I have conducted survey of 100 respondents. It was found that Real Estate Sector is growing year by year and this sector needs to be organized. Re/Max is the effort to organize this sector. Most of the respondents are eager to earn from Real Estate Sector but have no solid plan/ strategy for implementing. 88% of the respondents have shown their interest to take franchisee of Re/Max. Most of the respondents are interested in Re/Max Franchise because their earnings will increase if they get associated with the company.

SUGGESTIONS

Company must use aggressive marketing strategy to attract more no. of franchisee. Proper training facility must be given to the associates. Customer awareness about Re/Max must be created. Company should concentrate on aggressive advertising.
