TOWNSHIP OF EWING

ZONING BOARD AGENDA

The Ewing Township Zoning Board will hold a regularly scheduled meeting on August 16, 2007 at
7:30 p.m. in the Township Council Room, Municipal Complex, 2 Jake Garzio Drive, Ewing, NJ.
The Agenda for the meeting is as follows:

Robin Osborne Applicant is requesting variances for paving of gravel


10 & 12 Brae Burn Drive driveway and a new sidewalk. 32% or 1577.92
Block 139, Lots 10 & 65 square feet is maximum total lot coverage permitted.
R2 Zone Applicant will have 2014.7 square feet, therefore a
variance for 437 square feet is requested. Applicant is
also requesting 3 foot side yard variance to have
driveway 3 feet from side yard line where 6 feet is
required. Applicant is also requesting any other
variances or waivers deemed necessary by the Board.

New Business:

Jessica Cheverez Applicant is requesting variances for 100 square foot


95 Pennwood Drive shed on corner lot. Shed will only be 8 feet from
Block 118.03, Lot 55 principal building where 20 feet is required, therefore
R2 Zone a 12 foot variance is requested. Shed will only be 11
feet from front yard property line, where 40 feet is
required, therefore a 29 foot variance is requested
(see section 15-44.19) . Applicant is also requesting
any other variances or waivers deemed necessary by
the Board. Applicant is also requesting variances for
the following pre-existing conditions: 1. Lot area
required is 12,100 s.f.; applicant has 6,210 s.f., there-
fore variance needed for 5,890 s.f. (pre-existing). 2.
Lot width required is 110 feet; only has 66.84 feet;
variance needed for 43.16 feet (pre-existing). 3. Lot
depth required is 110 feet; only has 92.91 feet;
variance needed for 17.09 feet (pre-existing). 4. Lot
frontage required is 80 feet; only has 78.97 feet;
variance needed for 1.03 feet (pre-existing) 5. Front
yard set back requirement for principal building is 40
feet (Pennwood Drive); only has 25.11 feet; variance
needed for 14.89 feet (pre-existing). 6. Front yard
set back requirement for principal building is 40 feet
(Millard Terrace); only has 27 feet; variance needed
for 13 feet (pre-existing). 7. Side yard set back
requirement for principal building is 10 feet; only has
1.69 feet; variance needed for 8.31 feet (pre-existing).
8. Side yard set back requirement for principal
building is 10 feet; only has 2.28 feet; variance
needed for 7.72 feet (pre-existing). 9. Rear yard
set back requirement for principal building is 35 feet;
only has 21 feet; variance needed for 14 feet (pre-
existing).

Anthony W. Martin P.O.A. for Joyce Applicant is requesting variance for construction of
Atchley new single family home. 125 feet required for lot
26 Rockleigh Drive width. Applicant will only have 118.69 feet,
Block 541, Lot 29 therefore a variance is requested for 6.31 feet.
R1 Zone Applicant is also requesting any other variances or
waivers deemed necessary by the Board.

David Krumholz Applicant is requesting variances for driveway


1568 11th Street expansion. Driveway required to be 6 feet from side
Block 90, Lots 456 & 457 yard line. Driveway will be 0 feet from side yard line,
R2 Zone therefore 6 foot variance requested. Parking area
required to be 3 feet from side yard line. Parking
area will be 0 feet from side yard line, therefore 3
foot variance requested. 10,000 s.f. required for lot
area; 8,750 s.f. pre-existing; 1,250 s.f. variance
needed. 80 feet required for lot width; 65.80 foot
width pre-existing; 14.20 foot variance needed. 40
foot front yard set back required; only 30.4 feet pre-
existing; 9.6 foot variance needed. 10 foot side yard
required; only 5.7 feet on left side; 4.3 foot variance
needed. Applicant also requests any other variances
or waivers deemed necessary by the Board.

Hugh Dwyer Applicant is requesting variances for addition to pre-

Block 320, Lot 18.01 1.Use variance for expansion of pre-existing non-
PRO Zone conforming use. 2. 50 feet required for front yard
setback; currently has & will be 18.3 feet so 31.7 foot
variance needed (pre-existing). 3. 12 feet required
for side yard setback; currently has & will be 10 feet
so 2 foot variance needed (pre-existing). 4. 20,000
s.f. required for lot area; has & will be 7,882 s.f. so
12,118 s.f. variance needed (pre-existing). 5. 100
feet required for lot width; has & will be 53.3 feet so
46.7 foot variance needed (pre-existing). 6. Applicant
also requesting any other variances or waivers
deemed necessary by the Board.
Boston Properties Applicant is seeking relief from redevelopment bulk
113 Robbins Avenue requirements for rear yard setback to an existing
Block 26, Lot 119.01 dwelling where 25.0 feet minimum is required and
IP-3 Zone with Redevelopment Overlay 23.8 feet is existing and for building coverage where
25% minimum is required and 25.6% is existing. A
possible use variance may be required due to the fact
the property is located in the IP-3 zoning district,
however, the dwelling was constructed under the
Redevelopment Subsection-7 overlay zone require-
ments. Applicant is also requesting any other
variances or waivers deemed necessary by the Board.
