TOWNSHIP OF EWING

ZONING BOARD AGENDA

The Ewing Township Zoning Board will hold its regularly scheduled meeting on October 18,
2007 with the agenda session beginning at 7:00 p.m. followed by the regular session beginning
at 7:30 p.m. in the Township Council Room, Municipal Complex, 2 Jake Garzio Drive, Ewing,
NJ. The Agenda for the meeting is as follows:

Ali Butt/A. R. Restaurant Grp LLC Applicant is requesting preliminary and final site
t/a Popeye’s plan approval, use variance and bulk variances for
1605 North Olden Avenue Popeyes Restaurant with drive-through service.
Block 13, Lots 24 & 26 Applicant is also requesting any other variances or
BH Zone waivers deemed necessary by Board.

New Business:

Frank Meli Applicant is requesting a one year extension of


1530 Pennington Road approvals granted by the Ewing Township Zoning
Block 118.02, Lot 1 Board on 10/20/05. Resolution #2005-Z-47 memorial-
R2 Zone izing the approvals was adopted 11/17/05.

Caroline Taylor Applicant is requesting front yard variance to construct


29 Shelburne Drive new front porch with roof. Porch will only be 32 feet
Block 105.03, Lot 13 from front yard property line. 40 feet is required,
R2 Zone therefore an 8 foot front yard variance is requested.
Applicant is also requesting any other variances or
waivers deemed necessary by the Board.

Tom Gough Applicant is requesting the following variances to build


22 Montague Avenue single family dwelling on previously subdivided lot:
Block 430, Lot 31 1. Variance for existing lot size; 18,750 s.f.
R1 Zone required; 15,717 s.f. existing; therefore variance for
3,033 s.f. requested. 2. Variance for lot width;
125 feet minimum required; 110.47 feet existing;
therefore variance for 14.53 feet requested. 3. Vari-
ance for lot frontage; 125 feet minimum required;
110.47 feet existing; therefore variance for 14.53 feet
requested. 4. Variance for side yard (to easement);
20 feet minimum required; 16 feet proposed; therefore
4 foot variance requested. 5. Variance for total lot
coverage; 27% total lot coverage permitted; 33% total
lot coverage proposed; therefore variance for 6% is
requested. 6. Applicant is also requesting any other
variances or waivers deemed necessary by the Board.
Dennis Ward Applicant is requesting use variance for owner
40 Arctic Parkway occupied apartment in rear of proposed dog grooming
Block 42, Lot 12 business in BH Zone. Applicant is also requesting any
BH Zone other variances or waivers deemed necessary by the
Board. Applicant has withdrawn application.

Café Mulino, LLC Applicant seeks waiver from requirements of full Site
938 Bear Tavern Road Plan. However, Applicant fully intends to address
Block 569, Lot 10 those items raised at Zoning Board hearing of
R1 Zone December 2006, specifically any and all questions
involving on-site lighting, drainage and specifics
involving the landscape buffer between subject
property and any adjacent residential properties.
Applicant seeks no further relief or changes to the
prior approvals. Applicant is also requesting any other
variances or waivers deemed necessary by the Board.

Life Ties Applicant is requesting preliminary and final site plan


2205 Pennington Road approval, use variance, variances (existing) and
Block 225, Lot 2 waivers to construct 16 residential units in a new
R1 Zone building to accommodate 18 young adults enrolled in
the Lifeties program. Applicant is also requesting any
other variances or waivers deemed necessary by the
Board.
