Title
Unplanned Growth of Private Housing Schemes in the Fringe area of Khulna City
and Its Effects on Urban Planning
Bangladesh faces a major housing problem. The Khulna is not out of that. In Khulna city
Gross population density is very high about 18,000 per sq.km In Khulna there ware 8200
units of housing stock shortage (Fukuoka Conference, 2000). For that the private housing
developers are take some initiatives to reduce the shortage of housing. But high land price in
KCC area they are making there housing schemes in urban fringe area of KCC. Those
schemes are making unplanned. Those housing schemes reduce the housing shortage
temporary but these haphazard growths create some long term urban problems.
For future urban expansion of Khulna city, the housing schemes in urban fringe of the city
should be planned and good living environment. Otherwise this will create a lot of problems
for the people, environment and economy.

1. Conceptualization
The concepts related to the study are conceptualized through decision with the persons
having interest on growing of private housing and its effects on urban planning. Moreover
related books of having topics on urbanization and its causes and effects, private housing
schemes and its pattern etc. are studied to make the concept furnished to deal with this
study.
2. Data Collection
For this study two type’s data are collected. The data which are collected from the direct
field survey is called primary data and which data are collected from different
organizations, books, journals, magazines and research paper are called secondary data.
2.1.1. Plot owner interview: To know the socio-economic condition of the plot owner a
survey will be conducted in near study area and developer office.
2.1.2. Topographic survey: To know the topographic condition of the study area a
reconnaissance survey will be done and sketch of the existing situation is
prepared.
3. Data processing
The data collected from the primary sources have been assembled according to the
objectives. The attained data are edited, summarized in sequential order. And the data
have been presented in the tabular form, textual form as well as geographic form. Data
are analyzing in GIS software.
5. Site planning
Up to the site analysis map the problems and the prospects of the sites are analyzed. To
provide the provision for the better living environment the entire sites are reformulated
with considering between all the functional plan layout, outline plan layout and detailed
plan layout.

7. Paper finalization
Finally the paper will be printed with fulfilling all the requirements to familiarize other
people with the report.
