RENTAL AGREEMENT

This Rental Agreement is made and executed on this 06 day march 2011 by and between: HANUMA PRAKASH No.405, 4th Cross, 6th Main canara Bank colony,Kodigehalli Bangalore-560092 Hereinafter called as the LESSOR on the First Part and in favour of:

VEERENDRA S PATIL No.7, 2nd cross,APC layout Lake shore garden Vidyaranyapura post Bangalore-560097
Hereinafter called as the LESSEE on the Other Part and witnesses as follows:Whereas the Lessor is the absolute owner of the residential house bearing . No.10, 8th Main,8th cross,Shivnagar,Rajajinagar Bangalore-560010. and the Lessee has approached the Lessor to let-out the same and Lessor has agreed to let-out the said house on monthly rental basis for a period of 11 (Eleven) months, commencing from 1-03-2011 on the following terms and conditions. Whereas the Lessee has paid a sum of Rs.30,000/- (Rupees thirty thousand only) to the Lessor and this amount shall not carry any interest and it is refundable to the Tenant after deduction any amount in respect of rental arrears, due of electricity, water charges, if any property damage cost, door, window & wall painting cost etc., to the Lessee by the Lessor at the time of vacating the said house by the Lessee. Whereas the Lessee has agreed to pay a sum of Rs.3000/- (Rupees three thousand only) to the Lessor as monthly rent payable on or before 20th of every succeeding month regularly.

Whereas the Lessee has agreed to pay the electricity consumption charges to the concerned department and water consumption charges shall be paid on share basis regularly. Whereas the Lessee has agreed to keep the said house in good and tenantable condition and shall cause any damages to the house during the said rental period. Whereas the Lessee has agreed to use the said house only for residential purpose and family members (9), and washing of clothes inside of the house only and shall not use for any business or trade during the said rental period. Whereas the Lessee has agreed not to sublet or underlet the said house to any other third party without permission of the Lessor during the said rental period. While vacating the premises the Tenant shall paint the premises and then handover the premises to the Owner, in cast if he fails, the amount will be deducted from the advance amount. While Selling the house owner has to inform the tenant in two months advanced to vacant the house Whereas both parties have agreed each other to give 2 months notice terminate this Rental Agreement to each other without fail. SCHEDULE The residential house bearing No.10, 8th Main,8th cross,Shivnagar,Rajajinagar Bangalore-560010.. consists of One hall, Kitchen, Bathroom and Toilet with Electricity with water facilities with ACC Sheet roofed house. In witness whereof the Lessor and the Lessee have agreed and signed this Rental Agreement on the day, month and year first above mentioned in presence of the following witnesses. WITNESSESS:1.
