RENT AGREEMENT

This deed of Rent Agreement is made at 5th day of December, 2011 Dr. Omer S. Mallhi S/O Hanif Akhter Malhi having CNIC NO. 35201-1678062-5 R/O 97-C, Askari 1 Flats, Sarfraz Rafique Road, Sadar, Lahore Cantt. Herein called The Landlord (which expression shall include wherever applicable his successors, executors, legal representatives and assigns) of the ONE PART.
AND

Mr Imran Shahzad S/O Muhammad Sheraz having CNIC No.35201-1554965-5, R/O House No.75, St # 23, R.A Bazar Lahore Cantt, Tenant of the Office No.14, Cantt Board
Shopping Mall, Sarwar Road, Lahore Cantt, (hereinafter called as The Tenant (which expression shall include wherever applicable his successor, executors, legal representatives and assigns) of the SECOND PART. PREMISES THE LANDLORD has agreed to let and THE TENANT has agreed to take on rent Office No.14, Cantt Board Shopping Mall, Sarwar Road, Lahore Cantt, measuring approximately 350 Square feet (hereinafter referred to as THE PREMISES).

NOW THIS DEED WITNESSES AND IT IS AGREED BY AND BETWEEN THE PARTIES THERETO AS FOLLOWS TENANCY 1. That this agreement shall be for an initial period of 2-Years commencing from 15-12-2011 to 14-12-2013. RENT INCREASE 2. In the first year rent has been agreed upon by both parties to be Rs 18000/- per month. In the second year the rent will be Rs.19800/- per month with an increase of 10%. USAGE That The LANDLORD: has handed over full physical, vacant and peaceful possession of the aforesaid premises for office purpose.

-:2:SUBLET / TRANSFER 4. That The Tenant shall not sublet / transfer the said premises or any portion to some other person/ persons or party. Any violation of the clause will result in cancellation of Agreement and THE TENANT will be required to hand over the possession of the premises to THE LANDLORD without any right of reference to any kind of legal proceeding. RENT That The Landlord agrees to let and The Tenant agrees to acquire the Office on the Monthly Rent of Rs.18,000/- (Rupees Eighteen Thousand Only) on account of advance rent Rs.36,000/- (Rupees Thirty Six Thousand Only) for 02-Months. Thereafter rent will be paid on Monthly Basis with postdated cheques for every three months paid in advance on a quarterly basis. That the rent is payable in advance on or before the 20th day of every month. DEPOSIT SECURITY 7. THE TENANT is supposed to pay Rs. 48000 as security and have deposited Rs.36,000/- (Rupees Thirty Six Thousand Only) in advance at the time of execution of this agreement. THE TENANAT will pay more Rs.18,000/- (Rupees Eighteen Thousand Only) within 3-Months of signing agreement as refundable security for performance of this rent agreement. The said security money will be refundable after termination of the rent agreement and clearance of all liabilities. The said deposit shall not carry any interest Security amount deposited by THE TENANT will be utilized by THE LANDLORD in case of any violation of terms of rent agreement and in case of default of rent or any loss to the property of THE LANDLORD rented out to THE TENANT. ELECTRICITY / GAS TELEPHONE / WATER BILLS 8. That the Electricity, and Telephone bills incurred within the premises by Tenant will be paid on monthly basis by him on the basis of bills received from the concerned THE TENANT shall also be responsible for the said bills even after vacation of said premises if his period of tenancy, which will be recovered from refundable security money in case bills are not cleared by him or her. ADDITION / ALTERATIONS The Tenant shall not without the previous consent in writing of THE LANDLORD Make any structural changes, modification, alternation or addition in the said Premises. MAINTENANCE / DAMAGE 9. The Tenant shall keep the premises in clean, good and perfect condition and shall be liable for any renewal and repair at his own expenses for any damage caused to any of the fixtures and fittings and to the fabric of the structure.

EXPIRY That the Tenant will be bound to hand over the full vacant and peaceful possession of the office space to the to the Landlord within Two Months after the expiry of stipulated period of tenancy i.e. 14-12-2013 if the contract is not renewed That the Landlord can terminate/ cancel the rent agreement before its expiration in case the THE TENANT will fail to pay the rent by due date continuously for two times or if the period of delay in payment exceeds One Month and then the Tenant will be bound to hand over the full vacant and peaceful possession of office space to THE LANDLORD without recourse to any legal proceedings The Tenant can also terminate the contract by giving Two Months written notice to the Landlord before expiry of the contract. UNFORESEEN INCIDENTS/ FRCEMAJEURE 12. THE LANDLORD will not be responsible for unforeseen incidents or major strikes, riots, war, and conditions beyond human control. THE LANDLORD will not be held responsible for any damage caused to the premises due to the above said reason. EXECUTION OF DUPLICATE This rent deed shall be executed in duplicate the original shall be retained by the the Landlord and duplicate by THE TENANT That the rent agreement will be renewed only on the discretion of first part i.e. The Landlord for further period THE TENANT have no claim or right to challenge the decision and no recourse to any other legal proceedings will be made by, THE TENANT In case of violation of any terms & conditions of this agreement by the tenant the Landlord reserves the right to authorized to cancel this agreement without any notice the tenant will have no claim or right to challenge the decision.
