FACILITIES MANAGEMENT
A core part of the LJ Hooker offer to our developer clients is the tie in of our Facilities Management arm for the ongoing care and maintenance of the asset. It is critical that the building, the grounds and the general facilities are maintained to the highest standard. The FM arm will work with the owners association to ensure that over the long term the project is maintained in a manner that both enhances each apartments value and the developers reputation this is an optional service available at the clients discretion and at no cost to the client.

LETTING MANAGEMENT SERVICE TO INVESTOR BUYERS


The experienced Letting Management arm provides an opportunity for project purchasers to have a passive income stream that maximises their returns and minimises their input. The LM team handle letting and all management issues with the tenancy, and provide the apartment owner with monthly statements and EFT of all income. Its service schedule covers tenant sourcing, tenant selection, reference checking, lease preparation, security bond and escrow account, rental collection, monthly EFT disbursement to owners, monthly accounting statements, end of year financial reporting, regular property inspections and owner reports, maintenance reviews, and general maintenance as required. The provision of this service assists us to compile an extensive data base of multiple property owner/investors and considerably increases your potential sales market for this and future projects.

L J Hooker understands that it is critical to have factual data on which our clients can base their decisions and on which we can base our strategies and advice. We track market supply and demand, and look at rates of absorption and affordability issues in the market on an ongoing basis. We conduct detailed research on an ongoing basis in both Bangalore and Hyderabad with some 65,000 units of new stock mapped in Bangalore and some 58,000 units in Hyderabad. Individual research is conducted for clients as required with feasibility reports, pricing analysis and on going market data supplied as required.
