Leave And License Agreement This agreement made at Kolhapur on the Between Mrs.

Archana Tushar Kinikar, Age 28, CS NO. 8/4/2 Fl.No. A 506 Tulip residency,karande mala, Kolhapur (hereinafter referred to as the licensor which expression shall mean & include her heirs or successors in interest) of the FIRST PART. AND Mr. Subhash Rajaram Patil, Age 38, Savarde, Tal-Radhanagri, Dist-Kolhapur, (hereinafter referred to as the licensee which expression shall mean and include his/her or successors in interest) of the OTHER PART

UNDER: The licensor hereby grants to the Licensee leave & license to use and occupy the said flat (hereinafter referred to as the said premises) which is more particularly described in schedule I hereunder for a period of 11 MOTHER ( Eleven months) commencing from 1/11/2011 to 30/09/2012 for the leaving of the Licensee & his/her dependents on the terms & conditions contained herein. The Licensee shall pay to the Licensor Rs. 5500/- ( Five thousand five hundred only) per month for 1st six months & Rs.6000/- wil be for last five months as compensation for use & occupation of the said premise, in advance, before the commencement of every calendar month. The Licensee shall deposit with the Licensor a sum Rs.20000/- (twenty thousand only) by way of security deposit for observing terms and conditions of this agreement & the same shall bear no interest & shall be refunded to the licensee at the time of the said premises being vacated & handed over to the Licensor. Deposit amount is received by cash/cheque only after the said property is sound condition as given during the time at the commencement. The Licensee shall keep the said premises is good & tenantable condition by effecting repairs , if any required to the doors & windows, wire mains & electrical connections, the Licensor being responsible only for heavy & major repairs including repairs due to leakage or seepage. The Licensee shall also be responsible for the maintaineance of the fixtures & fitting in the said premises. The Licensee shall not make any construction or alteration in the said premises without the previous consent in writing of the Licensor. The Licensor/Licensee shall not assign, transfer, sublet or part with the possession said premises at any time during the subsistence of this Licensee. All taxes & Levies, both present &

revoke this License forthwith & on such revocation being made the Licensee shall within 30(thirty)days from the date of the receipt of the notice, remove all articles & handover vacant & peaceful possession of the said premises to the Licensor. If the Licensee fails to comply with any such notice & or fails to remove articles & things belonging to licensee & lying & being in the said premises, & also remove its representative, the Licensor shall, without in any manner liable for any liability damage or loss may be caused, remove the same. It is hereby agreed between the parties hereto that at all times the ownership of the said premises shall be that of the Licensor & Licensee is merely granted permission to make use of the said premises & shall vacate & handover the said premises on the expiry or termination of the license. It is distinctively understood that agreed between the parties that on right of tenancy is conferred by this agreement on Licensee & the relationship of landlord & tenant has not come into existence under this agreement. The Licensee shall not store or keep in the premises any articles or goods which may expose the said premises to under deterioration or damage by fire or any articles or goods of any objectionable or Hazardous nature, the storing of which is likely to result in the enhancement of the fire insurance premium in respect of the said premises excepting domestic cooking gas or kerosene oil which is used for cooking. The licensee shall not allow any unreasoned men/women visitor to this premises or do or suffer to be done anything, which may be nuisance, or troublesome to the neighbors or which damage the said premises or any other portion of the building in which the said premises is located. The Licensee shall permit the Licensor or her/his duly authorized agent/ representative to enter & inspect the said premises after due notice. The

The Licensee have arise some problems he will give notice before completing agreement 1 month. The licensor herewith his enclosed schedule to described the said premises & schedult. It to give details of furniture & fitting provided all in good working condition, for the sole use of the Licensee, with intention that the schedules would from part of agreement. The licensee shall be allowed to make use of the furniture & fittings so described for his/her exclusive perpose. He shall keep them in good working condition throughout shall be liable for repairs occurring due to wear & tear. He shall handover their possession in good working condition together with possession of the said premises. The agreement is on between the Licensee & Licensor only valid maximum 2 persons including the Licensee violation of above will result in termination of the Licensee & vacating the property to immediate effect.
