Terms of Reference for Dilapidation Survey 1.

0 The Dilapidation Survey shall record the existing physical condition of the buildings within 30m radius from the proposed project site boundary. 2.0 The Dilapidation Report shall include external and internal physical condition of the existing buildings and it s surrounding including infrastructure and public facilities. The collection of information shall be gather through Visual and Photographic Inspection, Mapping and Record of Damages/Defects of the following : (a) (b) (c) (d) Building, driveways, walkways, drains, walls and slopes; All exposed elements; Exposed services; Width, length, direction of all major cracks shall be measured, mapped and recorded on drawings with photographic records; (e) All other damages or defects shall be recorded on drawings indicating size and location with photographic records; and (f) Minimum two (2) photographs shall be taken for each major crack or damage area.

At least one (1) close -up shot with measuring tape or steel rule showing the width or extent of cracks or salient angle of damage. Other shot showing the general view of the element, wall, drain or ground with someone indicating the location of crack or damage. The direction of the shot shall be described as follow: i. Looking forward, or ii. Looking downwards, or iii. Looking upwards, or iv. Looking sloping upwards, or v. Looking sloping downwards 3.0 It is the duty of Dilapidation Survey Contractor to liaise with building owners, tenant, occupiers or Building Management Corporation to explain the purpose of the survey and get access for the dilapidation works. 4.0 The report shall show the findings of the surveys and suggestion for any required action to be taken. 5.0 The report shall be endorsed by a Professional Engineer.
