Introduction of LEED
The Leadership in Energy and Environment Design (LEED) is a third-party certification program for design, construction and operation of high performance green buildings. There has been a dramatic shift in the real estate markets in recent years towards sustainable and high performance buildings. For the majority of financial institutions, the impacts of their offices and buildings represents the most significant component of their environmental footprint, typically accounting for over 90% energy demands and carbon emissions. It is therefore no surprise that this is an area being targeted for operational and environmental improvement. Global market trends are creating new potential risks and opportunities in areas such as energy, carbon emissions and water associated with existing and planned property portfolios. This has particular resonance in the current financial markets, where sustainable investment and the management of property risks have taken on new importance. Reducing carbon or even making a building carbon neutral can be an important differentiator, particularly where competition is intense or in times of market downturn. Developing a carbon-neutral strategy is a key driver to achieving increased and premium rental opportunities.

ING Tower's energy performance was well above average buildings using Energy Star as the benchmarking too. As part of the certification the carbon footprint of the building was assessed and an energy efficiency assessment was undertaken to identify and implement energy reduction opportunities. This included chiller operational optimization, boiler settings, lighting scheduling, amongst others. There is a green roof garden and other measures which helps to address the

heat island effect in large cities such as Seoul. This


garden is open to the public. Statistics show that buildings are responsible for 40% of global energy use and Green house gas emissions and 16% of global water use. ING Tower uses rainwater for irrigation and exterior washing. For ING Tower, following implementation of LEED, the building saw a 10% reduction in electricity, 35% in natural gas and 25% in water consumption compared to the year prior.
