April Property sales were 24, up 71.4% from 14 in April of 2011 and 20.0% higher than the 20 sales last month. April 2012 sales were at their highest level compared to April of 2011 and 2010. April YTD sales of 85 are running 51.8% ahead of last year's year-todate sales of 56.

The Median Sales Price in April was $412,000, down 8.2% from $449,000 in April of 2011 and up 0.0% from $411,900 last month. The Average Sales Price in April was $413,563, down 29.3% from $584,743 in April of 2011 and down 16.3% from $494,240 last month. April 2012 ASP was at the lowest level compared to April of 2011 and 2010.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The April 2012 MSI of 2.8 months was at its lowest level compared with April of 2011 and 2010.
