Inventory increased this past period and the quantity of sold homes took a bit of an uncharacteristic dive (77 sold in this period compared to 89 in the same period last year). News of the continued economic problems in Europe has once again created quite a bit of uncertainty amongst consumers however the Fed continues to reassure us that interest rates are going nowhere quick. All this is great news for those not ready to partake in leveraging their available resources into real estate assets however the competition in the marketplace has been dramatic with various type of buyers. Fact: the number of all cash buyers in Manhattan Beach has increased 8% this year to 36%. A staggering statistic when you consider the average home price is over $1.7M! Redondo Beach increased 20% since last year ($696k average selling price) to 66% total all cash transactions. The net result higher home valuations and Palos Verdes and Manhattan Beach is leading the way. God Bless America and Happy 4th of July!

of Supervisors. according to pacs records, 43 times they protested to the county, and 43 times they failed. then, in 1969, came the new county master plan for the peninsula that provided for a population density far beyond what the local residents wanted. this master plan allowed for high density development to occur along the undeveloped portion of the coast line. in response, a peninsula-wide organization was formed that same year called Save our coastline (Soc). unlike previous efforts, Soc was able to combine political and financial power with experienced local governments focused on achieving a common goal. however, after several unsuccessful fights against the countys master plan for the peninsula, it became evident that the only way to preserve the environment and to gain control over local zoning issues was through incorporation of a fourth city. the efforts to gain approval for a new city were arduous. when more than 50% of the landowners in the city protested the formation of a new city, Soc pursued and

won a lawsuit that a majority vote of the voters in the city should be the only approval necessary. the election to incorporate rancho palos Verdes was finally held on august 28, 1973. an overwhelming majority of 5 to 1 voted in favor of incorporation. the first city hall offices were located in the former Soc offices in the golden cove center at the corner of hawthorne Boulevard and palos Verdes drive west. one of the first actions taken by the new city council was to declare a building moratorium and to begin work on the preparing the citys general plan. today, the city of rancho palos Verdes remains committed to the vision of its founders to protect the rural nature of the city.

every tuesday, the two remaining members of the palos Verdes Surfing club meet at a local restaurant in redondo Beach for lunch, along with various family members, guests, and all-around general admirers. fenton Scholes, and rich moe meine, continue meeting to recall surfings glory days when surfing was truly a lifestyle and passion. how else to explain lugging a 10-foot, 50-plus pound surfboard up and down the palos Verdes hills?
palos Verdes club members regularly met and surfed at Bluff cove, usually just referred to as the cove, where they used an access road which took them almost completely down to the beach. this was advantageous as the boards were much heavier and longer at that time. the boards were almost completely alien to boards of today, said matt warshaw, author of the history of Surfing. Solid balsa/redwood, or hollow with half-inch plywood shell, covered in varnish -- they weighed about 50 pounds, give or take. all you could do was stand, angle a bit, and charge off toward shore. no turns. no tube riding. the club enjoyed entering surfing contests from malibu and hermosa Beach, to the long Beach pier and San onofre, where they would compete against other Southern california clubs in both surfing and paddle boarding. we would surf the cove all day and have a bonfire at night, Scholes recalled, who eventually made his own board carrier to help him with the long haul up and down the hill.

doc Ball eventually moved away from the area, and with no space for a clubhouse, there were no longer any formal meetings. doc continued to surf well into his eighties, and even skateboarded while in his nineties. he died on december 5, 2001. approximately ten years ago, about six to ten members started meeting again at a local restaurant in riviera Village, where they could trade stories and relive memories. Scholes shared that he last surfed approximately eight year ago, at the age of 85. up until that point, he enjoyed surfing San onofre, Santa monica, and various other locations up and down the coast.
Surfing is now a booming business, with some professional surfers making one million dollars or more. lighter, shorter boards allow surfers to attempt more maneuvers and aerobatics. Surfing has become so popular that there are now countless surfing clubs, associations, and organizations throughout the world. Still, every tuesday, you can find two gentlemen surfers at a local redondo eatery, recalling a simpler time when surfing was more of a brotherhood full of camaraderie and less competition. pVSc was sort of the standard-bearer for that pre-youth-culture gentlemans form of surfing, said warshaw. outmoded completely in the
years after the war, when the focus shifted to malibu, and surfing took on a kind of Beat generation quality. the next time you walk along the hermosa Beach pier, take a good, long look at the Surfers walk of fame. there you will see numerous contributors to the sport of surfing, their names etched into immortality. perhaps its time to make room for two more names.

In the late 1940s, a housing shortage forced developers to search the open countryside for vacant land. Areas east of the beach in Manhattan, Redondo and parts of South and west torrance were ripe for these new developments and many of those original homes still stand. today, as new homebuyers settle into South Bay living, those original tract homes offer a much more affordable option for those seeking to set down roots in the beach community and the excellent public school systems, however most buyers moving into these older homes know there is work to be done to make them functional for todays modern family.

when terry and Sharon bought their home twelve years ago, they knew what they were getting into: a dated 1960s tract home that was an original build that needed a vision. its footprint was typical to the style of those affordable homes that went up in the original tract; with 3 bedrooms, 2 bathrooms, a living room, kitchen and dining area fulfilling the needs of the family. the bedrooms were small, the bathrooms basic and the large front and backyards offered flat, wide, open grassy areas for play & entertainment. the exterior was a stucco-wood combination finished with a soft pastel paint color offset by white scalloped wood trim accents. when these homes were built, there were no trees, and all the tract houses looked the same, but no one seemed to mind. the suburbs symbolized everything good that the modern world had to offer. on the whole, the home conformed nicely to the 1960s suburban tract that met the intent of the original developers and homeowners. in 1996, terry and Sharon purchased the home at a value and planned to make changes to bring it up to date.
to take shape. what came from that first meeting was a design based on a rock and a memory. while visiting the home, a small, non-descript family photo hanging on the wall in narrow hallway between the tiny bedrooms called out to nun. it depicted Sharons mother-in-law holding their second child. it was taken at the familys favorite vacation home in hawaii and it became very apparent that family history and culture was important to terry and Sharon. it hit the architect that what he needed to give this family was a hawaiian style home that would embrace their roots yet function for them now and into the future. having the habit of constantly researching new and different building materials, nun instinctively knew of a certain hawaiian lava rock that would literally make the perfect cornerstone of the newly revamped home. he set to work on a design. the end result expanded the single level, 1,600 sf home into a 2,600 sf house that reached deep into the lot, utilizing the land to expand the indoor living space
functional layout. the large kitchen had somehow adopted the washer/dryer space, a home office area and the storage areas for dry goods as well as soccer balls and cleats. nun believes in combining efficiencies, taking advantage of every space as its needed to offer multiple purposes so that each room functions as needed throughout the day. the new design combined a long, family desk area alongside the utility and laundry area as well as an organized mudroom space, freeing up the kitchen to adapt to a much more contemporary work flow. a good portion of the rear of the house was removed to open up the master bedroom, with its existing bathroom that featured a single sink, a commode and a shower stall. the design allowed for the expansion of the bathroom into a contemporary master bath with his & hers vanities, a private water closet, and a full bath with walk-in shower. the real bonus? the large walk-in closet that Sharon says was the answer to the hodge-podge of mis-matched furniture that originally
the house now breathes with new light; it even has a new heart. If you listen carefully, you may even hear it whisper,
the couple first set to an updating project after they bought the home, and that initial project made it livable for the young family. as their family grew, so did the increased need for better functionality of the rooms and floor-plan. the dilemma was that the family loved the neighborhood. it met their needs perfectly. moving was not an option. revamping the home to make it work for their lifestyle was the best plan, so the couple embarked on a project that would turn their tired house into a home that was as much a part of the family as the people who lived in it. after interviewing many potential contractors and designers, it was recommended to them by a representative at one Stop windows that the couple contact nun nitsiotis, president/director of design at Studio Synergy, inc. based in redondo Beach. terry and Sharon instantly connected with nun, and together they settled on an idea that would ultimately create a home that reached deep into their family roots, yet was contemporary and new. when the architect first met with terry and Sharon to determine the scope of the project, the couple knew they wanted a better home, but they werent sure of just what it was they wanted. nun interviewed the family extensively, learning how they lived in their home; what worked for them and what frustrated them. my goal is to deliver a product that suits the lifestyle of the client. i look to the story of who they are for the design solution without compromising the outdoor space. a covered lanai became the heart of the home, and the design ensured that the flow of the home always came back to that place of connection. all major living spaces, as well as the master bedroom, focus on the lanai. removing the standard front window off the living room of the original tract home design and opening a wall of windows drew the light from the front of the lot through the home and into the lanai. adding a front porch made of rich, dark mahogany carried the theme of the casual hawaiian home, with their customary wooden front decks. and that lava rock, a manufactured stone called mauKa (m ow ka), named after the lava flow it came from, an almost undeliverable stone made only in hawaii, proudly adorns the front of the home with a warm, welcoming aloha. one of the challenges of the original floor-plan was the tiny bedrooms. terry and Sharons two young children shared one room while using the other for toys and homework. the thoughtful design took advantage of the dead space of the tight hallway. By opening the homes living space and moving walls to utilize the hallway space, the two secondary rooms opened up. there was now enough space for larger closets and even built in desk space for the children. each child now could enjoy the privacy and comfort of their own room. another challenge was to unravel the awkward spaces of the home and lay them out into a streamlined dominated their main bedroom. that same small master with its convenient spare bath evolved into a true master suite, complete with a shared bathroom environment that works for a modern couple, and a very private and intimate patio area where the parents can retreat for some much deserved quiet time. the rest of the back of the house was converted into the open and welcoming lanai. Studio Synergy also addressed the propertys landscape. the theme of the tropical retreat was blended into the very last details, utilizing native california coastal plants, grasses and flowers while introducing others with a tropical flair; elephant ear, Kentia palms, plumeria, hibiscus and giant Birds of paradise tied it all together. terry, Sharon, and their kids needed a home they could live in really well. one that would fit everything they desired without needing a new home. when asked for the secret to a successful remodel, the couple emphatically believes that the partnership with the design team is key. Between the original architectural design, their contractor, roy morimoto, and their interior designer, tanya padgett of creative designs, the family now has a home that not only suits them, but pays homage to a family heritage and the laid back lifestyle they enjoy as part of South Bay living. the house now breathes with new light; it even has a new heart. if you listen carefully, you may even hear it whisper, mahalo.

one mans trash is another mans treasure. that saying has never been more true than in the case of onebooktree and its founder and designer devin week. finding a box of discarded books in 2009, week turned the discovery into a book bench, which created the spark to expand on such an idea. it started with a book and grew into a gold mine, week said. from there, i started researching wood, metal and glass. week continues to work mostly with reclaimed wood hes found in los angeles, creating everything from necklaces to dressers to beds. with the material out there, it is fun to see different woods together and putting everything from plywood and walnut together and see how things stand out and compliment each other, week said. that is the fun part about getting all of these reclaimed pieces. now, three years after starting the company, week and his business partner Bobby lauterjung have a clearer vision for onebooktree. they have decided to stop accepting new clients and will instead focus on the launch of a onebooktree collection. if all goes according to plan, week would like to have it finished by 2013 with 16-20 pieces in the entire line. with nearly 20 sketch books full of thoughts and ideas, the collection will include certain types of home decor and usable products. i love the start of each product and the design process, week said. i love it being so open and finding what it is. it never ends open, but i love the idea of a blank sheet of paper. week has already envisioned a modular shelf and dresser system, bed frames and headboards. hes also thought about lifestyle products like speakers, bike baskets and accessories. each piece is one of a kind, week said. it might be the same design and size, but our wood ensemble is all different from one another, along with plastic and metal that go into a tree of materials that l.a. sources. with most piecing taking three weeks to 1.5 months to complete, week expects bed frames to cost anywhere from $1,000-$1,600, depending on the size and intricacy of the piece. meanwhile, small shelf and dresser systems will cost $100$400, while bigger ones will go for $600-$800. the most important thing for me is for the pieces to be functional, to really solve a purpose in the home and for it to be local, week said. it is like the more you buy into the company, the more you buy into l.a. as a whole and really help us clean l.a.
