THE BUILDING TEAM

Introduction
Buildings are the result of the need to provide an enclosed, secure space for peoples activities. In the short term, a building can be constructed out of grass or mud on a timber frame. In the longer term, there is a need to use more expensive and durable materials. If more money is invested in the construction of buildings, then people will expect them to last a long time.

Introduction
The building industry developed separate but related disciplines that employ people trained in building construction and technology. This topic looks at the work of these people, who include: a) The client b) The design team c) The contractors team d) The building material suppliers e) The regulators f) The planners

a) The client
A client with access to money and land is one of the most important people in a building project.

When a client, who may be a private individual or a commercial organization, decides to build, the process begins even before the first soil is turned.

In many countries, including Malaysia, the government is the main client for building projects that meet the basic need of the people.

b) The design team


The design team is responsible for the overall layout and appearance of a building. An architect may lead a design team, which consists of other architects and technicians. Together, the design team will produce: a) Design drawings b) Working drawings c) Perspectives During the building project, the design team will also carry out administrative jobs and visit the site to observe progress and deal with problems that arise from the design or building work.

The design team includes: a) architects, b) interior designers, c) civil engineers, d) cost engineers (or quantity surveyors), e) mechanical engineers, f) electrical engineers, and g) structural engineers

The design team is most commonly employed by (i.e. in contract with) the property owner. Under this system, once the design is completed by the design team, a number of construction companies or construction management companies may then be asked to make a bid for the work, either based directly on the design, or on the basis of drawings and a bill of quantities provided by a surveyor. Following evaluation of bids, the owner will typically award a contract to the lowest responsible bidder.

b) The design team


Architect Engaged by the building owner as agent to design, advice and ensure the project is kept within cost and complies with the design. An architect must thoroughly understand the building and operational codes under which his or her design must conform. Architects are professionals who must frequently make building design and planning decisions that affect the safety and well being of the general public.

Engaged to prepare cost evaluations and bill of quantities (BQ), check tenders, prepare interim valuations, effect cost controls and advice the architect on the cost of variations.
The functions of the Quantity Surveyor are broadly concerned with the control of cost on construction projects, however this covers a range of activities which may include cost planning, value engineering, feasibility studies, cost benefit analysis, lifecycle costing, valuation, and cost estimation.

Consulting Engineer Engaged to advice and design on a variety of specialists installations, e.g. structural, services, security, etc. They are employed to develop that particular aspect of the design within the cost and physical parameters of the architects brief.

Landscape Architect n Interior Designer Landscape Architects are engaged to prepare landscape design for any building project. This may include hardscapes and softscapes. Interior Designers are responsible for any interior decoration (furniture arrangement) for the proposed building. Usually the design will follow the clients requirements.

Building Surveyor Currently, the role of a building surveyor in Malaysia are not fully utilized. In other countries, e.g. Hong Kong, UK and Australia, a BS plays a major role in the construction sector, where he is responsible in ensuring that all designs are well prepared in terms of future maintenance.

Clerk of works The clerk of works, who is usually employed by the client, is an expert on how buildings should be constructed. The clerk of works uses this knowledge to make sure that the contractor builds the building correctly and safely.

The construction team is the term used to describe the builders who put up the building. This team consists of: Main contractor Subcontractors Estimator Surveyor Contract supervisor Site agent General foremen Trades foremen Apprentices Laborers

Main contractor The main contractor enters into a contract with the client to build the building according to the design teams drawings, specifications and bill of quantities. Estimator The estimator works out the cost of constructing the proposed building shown on the drawing and specification. If there is a bill of quantities, the estimator fills in the rates and produces the total cost for the job. This becomes the tender document which is offered to the client.

The subcontractors Subcontractors, who are employed by the main contractor, do specific parts of the building project. They provide additional skills for the main contractor, who may not have a workforce that is competent in all the building trades. Subcontractors run their own businesses and have the same responsibilities for the standard of work and safety issues as the main contractor.

Land surveyor The surveyor lays out the shape of the building on the ground before construction starts. The surveyor also checks the ground levels. Contract supervisor The contract supervisor deals with the paperwork that may be required for large building projects.

Site agent The site agent is the contractors representative on site for large contracts. The site agents job is to manage the site on a day-to-day basis. General foremen A general foremen is always employed on small contracts. The foreman should have extensive knowledge of all aspects of building construction. This includes knowing how to organize the workers, materials and schedule.

Laborers Laborers carry out the jobs on a building site that do not need special skills. These are usually physical tasks such as digging trenches and carrying materials around the site. Some trades also require laborers. Bricklayers use laborers to mix and carry mortar and to bring bricks and blocks to the place where they are working.

The design and building teams that are involved in a construction project on and off the building site. Their work is to: Complete detail drawings. Make changes on site when required. Price the changes. Inspect the building work. Organize the right number and type of building workers. Complete paperwork. Order equipments. Order building materials.

d) The building material supplier

Constructing a building takes people, materials and equipments. The building materials supply industry consists of the manufacturers and the builders merchants. The manufacturers make all the material needed to construct the building (paint, sanitary fittings, ironmongery, bricks, blocks, etc..)

e) The building industry regulators

The regulators of the building industry protects the public and building workers from dangerous and poor quality construction methods. The methods used to control building projects are combination of inspections, legal requirements, good practice guidelines and the application of research. In Malaysia, there are: -building regulations -building codes and practices -research organizations who promote improved building methods and materials.

f) The planners
The planners also control building projects and approve the overall design of a building. They are not usually concerned with the details of a building design, but they want to make sure that the building blend into the area. In other words, the planners consider: 1. The type of proposed buildings. 2. The height of the building. 3. The materials that will be used to construct the building. 4. Access to the building. Buildings are permanent features of the landscape in all countries. The planners want to control the way an area develops to make that it does not result in a confused mix of uses.

The other members of the design team are; the structural engineer, the quantity surveyor, clerk of works, etc.. 3. The building team works for the client, but follows the design teams instructions.
