SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS: I, Serafin Crown, single of legal age with resident and postal address at 21 Senate Hill Subdivision, E. Barzaga Avenue, Q.C do hereby appoint Joaquin Johnson, single , likewise legal age with postal address at Blk 12 Lot 22 Utah St. Town & Country subdivision Binan, Laguna as my true and legal representative only in this particular sale in acting for and in the name and stead and in performing the following acts: To offer sale and to draft the contract to sell for property more particularly described as follows: lot located at 21 Senate Hill Subdivision, E. Barzaga Avenue, Q.C with an area of 415 sq m. and covered by TCT No. 45682 with the agreement as to purchase price of Php 20,000,000 to be paid on installment basis with the conditions attached as follows; 50% of the purchase price be given as down payment. 5% from 50% from the purchased price shall be be entitled to my legal representative for his commission Remaining balance to be paid on monthly installments for a period of 5 years. In case of default of payment with prior notice and written demand from vendor, the contract to sell shall be terminated and the entire amount paid shall accrue to the benefit of vendor.

HEREBY GRANTING unto my representative power and authority limited only to search for the buyer and to draft the contract to sell for the foregoing property, as though I,myself, have so performed it, and hereby APPROVING ALL acts within his authority as my legal representative by virtue thereof without the right of substitution of his person.
