Introduction.
Now a days there are many constructions going on

which shows the development of the state. Also there are many developments in the residential activities.
Many houses, colonies, group houses, real estate

constructions, apartments, e.t.c are constructed in a development sector.


So as a part of development and to provide residential

facilities, we were planning to construct an apartment on the name of VISHVESWARAYA TOWERS.

Vishveswaraya Towers.
Vishveswaraya Towers is a residential apartment

constructed in a huge area and provides different types of facilities for the people. It is a G+5 construction constructed in a plot area of 1586.8sqm of which the building covers an area of 946sqm. In this each floor contains 8 flats i.e.; it has two single bedroom flats, two double bedroom flats and four triple bedroom flats. This construction provides the residential facility for forty families.

The Building is divided in to three blocks. Block-A which is of single bedroom flats (contains 10

flats in the building), Block-B which is of Triple bedroom flats (contains 20 flats). Block-C which is of two bedroom flats (contains 10 flats). These three blocks has a common passage and it is provided with two stair cases at west and east points of the building and also two lifts are provided as shown in the sectional plan.

Measurements And Details.


Area of one bedroom flat=100.349sqm. Area of two bedroom flat=100.349sqm. Area of triple bedroom flat=84.5sqm. Area of Block-A=200.698sqm. Area of Block-B=338sqm. Area of Block-C=200.698sqm. Area of the common passage=54sqm. Area occupied by the lifts=1.8+1.8=3.6sqm. Area occupied by the stair cases=4.5+4.5=9sqm. Area occupied by the open spaces=140.4sqm. Total area occupied by the building flats=739.396sqm. Total area occupied by the building flats and its components=805.996sqm. Total area occupied by the building with open spaces=946sqm. Total area of the plot=1586.8sqm.

Block-A.
Block-A of the apartments contains one bedroom flats

which are 10 in number. These one bedroom flats are designed in a large area in a way to lead a luxurious staying by the tenants. The one bedroom flat contains; A luxurious bedroom with good ventilation and contains an attached bathroom. Living room at the entrance and followed by the dining area. Kitchen is attached to the dining area. A common bathroom is provided and also a store room is provided at the side of the common bathroom. A balcony is provided which has an entry through the dining area and also another balcony which has an entry through the bedroom.

Plan of Block-A:

Dimensions.
Area of the bedroom=22.5sqm (6*3.75). Area of the Dining hall=14.062sqm (3.75*3.75). Area of the Kitchen=11.25sqm (3*3.75). Area of the Living room=21.6sqm (7.2*3). Area of the Attached Bathroom=11.25sqm (3*3.75). Area of the common Bathroom=6.75sqm (3*2.25). Area of the Store room=4.5sqm (3*1.5). Total area of the flat=100.349sqm. Total area of Block-A=200.698sqm.

Block-B.
Block-B of the apartment contains Triple Bedroom flats.

Each floor contains 4 triple bedroom flats and in total there are 20 triple bedroom flats. The triple bedroom flat contains; Living room at the entrance which is attached to the dining area. Kitchen room is attached to the dining area which contains minimum requirements. This flat contains three bedrooms of which two bedrooms contain attached bathrooms which are spacious in size. A common bathroom is provided at the side of the living room for common use. A balcony is provided to both the master-bedrooms.

Plan of Block-B:

Dimensions.

Area of the bedroom-1=12.375sqm (3.3*3.75). Area of the bedroom-2=12.375sqm (3.3*3.75). Area of the bedroom-3=11.25sqm (3*3.75). Area of the Dining hall=11.25sqm (3*3.75). Area of the Kitchen=11.25sqm (3*3.75). Area of the Living room=13.5sqm (4.5*3). Area of the Attached Bathroom-1=4.5sqm (1.2*3.75). Area of the Attached Bathroom-2=4.5sqm (1.2*3.75). Area of the common Bathroom=3.6sqm (1.2*3). Total area of the flat=84.5sqm. Total area of the Block-B=338.4sqm.

Block-C
Block-C of the apartment contains Double Bedroom flats.

Each floor contains 2 flats and in total there are 10 in number. The Double Bedroom flats contains; Living room which is attached to the dining area. Kitchen room is attached to the dining area which is provided with the minimum requirements. Two Bedrooms are provided with good ventilation and each bedroom has attached bathrooms. A common Bathroom is provided for common use and a store room is provided for storage. A Balcony is provided which has the entry through the dining area and another Balcony is provided which has its entry through both the bedrooms.

Dimensions:

Area of the Living room=21.6sqm (7.2*3). Area of the Attached Bathroom-1=4.5sqm (1.2*3.75). Area of the Attached Bathroom-2=4.5sqm (1.2*3.75). Area of the common Bathroom=6.75sqm (3*2.25). Total area of the flat=100.349sqm. Area of the Store room=4.5sqm (3*1.5). Total area of Block-C=200.698sqm.

Miscellaneous Requirements.
A Passage is provided in common for all the three Blocks. Also the

lifts in Block-B and stair cases in Block-A, C are provided in general as mentioned above. Area covered by the passage=54sqm. Area covered by the stair cases=9sqm. (2*(3*1.5)). Area covered by lifts=3.6sqm. (1.8(1.5*1.2) +1.8(1.5*1.2)) Water facilities are providing for all the flats which have water tanks in common at the terrace. Each flat contains individual motors for pumping the water from Ground level. Parking area is provided for all the blocks i.e.; a common parking place for cars, motor bikes which are in general are provided for all the 40 flats tenants at the ground floor of the apartment. Three Entrances are provided to enter in to the apartment compound. Fire resistance cylinders are provided for each floor in every block which can put-off the fire when sudden fire accidents are taken place in an emergency.

There are two types of plans provided. They are;

1.The Sectional plan of the floor. 2.The Elevation Plan.

1. The Sectional plan of the floor:

The sectional plan of the floor shows the sectional view of the floor. It gives the detailed analysis of the flats in each floor. It shows the placement of each room in the flats which includes the passage, stair cases and lifts. 2. The Elevation Plan: This plan gives the front view of the building which gives the elevation view of the building. This plans are given in the next slides.

Model Description.
It is a G+5 construction model which is done by taking

a scale of 1cm=0.52m. This model gives the complete view of the apartment. In this model the sectional plan of the floor is shown in the 5th floor of the model in detailed manner. This floor gives you the complete placement of each room, lifts, stair cases, balconies. Doormans room, managers room, electric meters block, every open spaces, terrace, water tanks for each block and every entrance in to the compound are shown in this model.

This concludes the description, plan and construction details of the apartment which is named as VISHVESWARAYA TOWERS.
