Co-operative housing societies


are organized to solve the housing
problem of persons belonging to the low
and middle income group. This section
finds it difficult to construct the house of
their own. Hence to materialize the
dream of owning a house, housing co-
operatives are formed.
Housing co-operatives in India
 Co-operative housing movement in India is well
organized and well spread
 Bangalore building co-operative society –the first co-
operative housing society in India was founded in
1909 in the state of Karnataka
 At the base level there are 92000 primary housing
co-operatives with a membership of sixty five lakhs
 At the state level there are twenty five apex housing
federations and these are working under NHCF
 Twenty five lakh housing units have been built by
them till now
 A target of one lakh houses per year has been fixed
by national housing and habitat policy
Need and Importance of housing
co-operatives in India
 Ever-increasing population:-
Since the late 1990’s, India’s
population has grown at an average of 2% annually. India’s
population is ever on an increase. In the year 2007, the housing
deficit was estimated to be 24.7 million houses in urban areas
and 15 million houses in rural areas totaling up to 40.66 million
units.
 Urbanization and industrialization:-
Industrialization and urban
migration have a very serious and critical housing situation. The
UN report of “State of world population” indicates that 29 % of
Indian population and it is expected to approach 41% by 2030.
currently 55% of the present urban population lives in slums.
Housing co-operatives are the great solution to tackle the
problem. These can be understood from the fact that majority of
housing co-operatives works in urban areas.
 Co-operative housing makes it
affordable for the lower income group:-
Co-operative housing sector thrives to assist low income
people in attaining a decent living conditions through slum
improvement drives, affordable housing in rural settings and
where private developers are not willing to intervene. It makes
it really affordable for the lower income groups to serve the
ownership of a house and tackle their housing problem.
 Increasing no: of micro families:-
Today we cant see a house where
there is a grand father, grand mother, uncle, aunt and all. Now
it is all about nuclear families.. Increasing nuclear families
means naturally more number of houses. As a result housing
problems is quite natural. Housing deficit will surely rise. And
it is the great issue we all face these days.
 Developed housing techniques are used in
the construction:-
The most developed house construction
techniques are used in the construction of houses. Take the case of
major natural disasters like earth quakes. The major problem there
is the inefficiency in the construction of houses. These calls for the
co-operative housing sector as they call for the most developed
techniques in the construction of houses.
 Best solution for tackling housing problem
in India:-
Housing co-operatives are the best
solution for tackling the housing problems in India. Because first of
all majority of the private developers are not interested to intervene
in the housing needs of poor people where as NCHF proposes to
develop the multipurpose co-operatives addressing the link
between employment, housing and poverty.
Conclusion
The above are the
points that emphasize the need of housing co-
operatives in the country. Over the years the co-
operative housing has gained credibility and is
treated as an able entity to provide adequate
solutions to the housing challenges in the country.
Thus co-operative housing societies is the only
good solution to tackle the housing problem in
India.
