DEFINITION OF VARIOUS HEADS UNDER COC


Tower Parking : Basement/Podium/Stilt Excluding Finishing, MEP
Non Tower Area - Parking : Complete Substructure cost of Non Tower area i.e
Basement or Podium including Excavation, Foundation, Column, beam/slab
Tower Core and Shell : RCC, shuttering , Reinforcement, Water proofing, cement
Plaster/ gypsum plaster , Block work, structural steel
Finishing : Flooring, Joinery, Painting, false ceiling, facade Works
Club House shell and core : Earthwork, RCC, Structural Steel Brickwork, Plaster,
Water proofing, but excluding Flooring, Joinery and Painting Works , furniture, gym
equipment, swimming pool, lift & other decorative works
Club House Finishing : Flooring, Joinery, Painting, false ceiling, facade Works for
Club to be in this head
Piling Works: Piling works by inserting large amounts of wood, steel or concrete
into the soil of the ground. The cost involved for this is recorded under this head
Add on Finishes : Additional amenities like Modular Kitchen, Gysers, Video Door

Phone, Exhaust fans, Safety Door, Water purifier, Shower partition, Smart home etc

MEP :

DEFINITION OF VARIOUS HEADS UNDER COC

High Side Electrical : All infrastructure expenses for bringing HT Connection from
Authority substation to project premises till HT metering panel
Infrastructure : Roads- within phases, compound wall & gates, retaining wall inside
development if any, landscape soft/ hard, subsurface drainage, signage, children play
equipment, tennis court & other amenities, if any.
Club (excluding shell, core and finishing) : Furniture, gym equipment,
Swimming pool, lift, all internal MEP work for club & other decorative works
Social Infra : School, Library, Fire station, Town Hall, Police station, Post office etc Applicable only in multi phase projects/ large township
OSBL : Outside Battery Limits (OSBL) is defined as utilities, common facilities, and
other equipment and components like cooling towers, water treatment facilities, feed
tanks
Access Roads: Access Roads + Lighting upto project boundary - cost outside
Township Boundary
Mechanial Car parking/ MLCP : Mechanical car parking. Civil, MEP & mechanical
