The Bahrain World Trade Center is a 240-metre-high, 50-floor,
twin tower complex located in Manama, Bahrain. The towers
were built in 2008 by the multi-national architectural firm

Bahrain World Trade Center is a modern interpretation


of traditional Arabian wind towers, which were
used to harness onshore winds off the Arabian Gulf.
The shape of the building channels the airflow
through three turbines that are 95 feet in diameter;
these are supported on the bridges that connect the
two 787-foot-high towers. The turbines generate
around 1115 percent of the buildings energy needs.
The center also features advanced security systems,
high-speed broadband internet access with IP
telephony, and wireless, unified messaging on a
single, converged voice-data-video network.

building performance and an
integrated security system that
would reduce operating costs,
improve productivity, and generate
measureable return on investment.

The Environmental Systems Inc. (ESI) Headquarters


in Brookfield, Wisconsin, is one of the most
intelligent buildings in the world , automated to
such a degree that even its fire extinguishers are

controlled over the internet. This corporate

headquarters is a showpiece of technology and


features systems that significantly reduce its
operating costs. The building received an Energy Star
rating of 98, with utility costs 33 percent lower than
what they were in the previous building, despite the
fact that the new building is 10,000 square feet
larger than its predecessor.

The building lobby features large flat-screen


monitors that show real-time information
about the buildings performance. These
parameters include measurements related to
energy, the HVAC system, lighting, and
plug loads. The alarm system is connected to
the BAS (Building Automation System), while
the system monitors fire extinguishers and
ensures that they have proper pressure, are in
place, and are not obstructed.

Pacific Controls Building


Located in Dubai Techno Park, the 5-storey Pacific
Controls Headquarters occupies about 1114
square meters (or 120.000 square feet). Opened
on September 1, 2006, the center specializes in

houses the companys research and development
activities and will also remotely monitor facility
services for the public and private properties in

of two 29-storey, 145mhigh towers. It is located at the intersection of Al Saada and Al
Salam Street in Abu Dhabi City, the capital of the United Arab Emirates, at the eastern
entrance. One tower houses the new headquarters of theAbu Dhabi Investment Council

Tenants can get data on power consumption, HVAC, and
lighting loads on a floor-by-floor basis. Building systems
can monitor, detect, and notify engineers of potential
problems. There are two massive underground tanks for
groundwater and rainwater storage, while the buildings
irrigation system tracks rainwater and evaporation rates
to minimize water usage for the roof garden and the
adjacent park.

Mansion ZCB combines passive design


features with highly energy-efficient active
systems like high-volume-low-speed

fans, a chilled beam cooling system,


and smart control systems that can
reduce energy demand by 25 percent..

The building aims to achieve an "energy-plus" status


that goes beyond carbon neutrality and generates
electricity greater than the structure's requirements.
A tailor-made BEPAD (Building Environmental
Performance Assessment Dashboard) system displays
real-time data and assesses the environmental
performance of the building, providing information on
energy use, water use, occupancy, indoor environmental
quality, and other statistics. These are monitored by the
BMS (Building Management System) that collects data
from 2,800 sensing points throughout the structure

Clearly defined vision and targets, early and


continuous engagement of stakeholders and
integrated teamwork are pivotal to the 15-month
fast-track delivery from inception to completion of
this pioneering project. To cater for the fastevolving zero / low carbon technologies and
changing needs, ZCB is designed with high spatial,
structural and building system adaptability with
allowance for plug and unplug of building systems.
On-going monitoring and evaluation of the building
performance shall be shared for knowledge
transfer to stakeholders.

PLACE: ZCB is designed with


flexibility to switch from a tightly
sealed air-conditioned environment
to a highly porous cross-ventilated
mode with low thermal storage to
address the often high humidity of
Hong Kong. Building orientation and
form are designed with thoughtful
consideration of the site shadowing
and wind environment.

The site was formed in a balanced


cut and fill manner and with a
strategic undulating profile to help
buffering against environmental
nuisances from surrounding traffic.
High greenery coverage (about 50%)
provides amenity, mitigates heat
island effect and provides shade
within the site as well as along its
perimeter.

PERFORMANCE: Potential energy demand is


reduced by implementing climate-responsive
passive design and highly energy-efficient
active systems, which are expected to reduce
ZCBs energy consumption by 20% and 25%
respectively as compared to the current
building industry benchmark. On-site
renewable energy is produced by trigeneration system using locally produced biodiesel from waste cooking oil, photovoltaic
(PV) panels and solar thermal.

The surplus energy will be exported


back to the electricity grid to offset
the embodied energy of materials
and the construction process.
Continuous post occupancy studies
will also be conducted to gain
research data on building
performance.

PEOPLE: Open to the public, ZCB


and its landscaped area is expected
to cater for 40,000 visitors per year.
To this end, ZCB is the first building
in Hong Kong that requires
compliance of Cool Biz Dress Code
to foster cultural shift towards
sustainable way of living.
