INTRODUCTION
House is probably the biggest single investment a
person makes in ones life. Construction of house has
its own thrills. For construction of house one must
know the importance of architectural planning.
Proper designing can reduce negative spaces and cut
down costs, at the same time improving
conveniences of the user.

Cost Estimation
What is an estimate?
The process of calculating the quantities and costs
of the various items required in connection with the
work.
It is prepared by calculating the quantities from
dimensions of the drawing the various item required
to complete the project and multiplied with unit cost
of the item concerned.

Purpose Of Estimating
To ascertain the necessary amount required

by the owner to complete the purposed work

for his decision and arranging fund for the
same.
To ascertain the quality of the materials
required for programming timely
procurement.
To fix up the completion period from the
volume of work involved in the estimate.

To know the number of different categories of

workers that are to be employed to complete the

work within the schedule time of completion.
Estimate helps to assess the requirements of tool,
plants and equipments required .
To draw up construction schedule and program
and also to arrange fund.
To justify the investment from benefit cost ratio.

Types Of Estimates
Rough or Approximate estimate
Detailed or Accurate estimate
Quantity estimation
Revised estimation
Supplementary estimation
Complete estimation
Annual maintenance or Repair estimate

Approximate Estimate
Preliminary and Rough Estimate
To find out approximate cost of construction in a

short time
This estimate is prepared after preliminary
investigation or surveying and where required sub
soil investigation and test to determine the safe
bearing capacity may be conducted.

Purpose of Approximate Estimate

To investigate feasibility.
To save time and money.
To investigate benefit and comparison of cost with

utility.
Adjustment of planning
To obtain administrative approval
For insurance and Ttx schedule.

Approximate Methods Of Estimating For Building

Plinth Area or Square Meter Method:
Plinth Area
Floor Area
Carpet Area
Covered Area
Rentable Area
Circulation Area: Horizontal Circulation Area
Vertical Circulation Area

Plinth Area Calculation

To calculate plinth area from carpet area add the area
of the walls and horizontal circulation area with the
carpet area.

Plinth Area Rate

General specification
Price level
Shape of the building : design of a building and
provision made
arrangement of rooms, circulation area and
provisions made for sanitary blocks.
location

Cubic Rate or Cubic Meter Method

Determination of total volume in cubic meter
Determination of rate per cubic meter

Approximate Quantities With Bill Method

Cost of wall including foundation and surface

finishing
Cost of wood work
Cost of flooring cost of roofing

Bay Method
Bay Method = number of bays in the proposed * cost

of one such bay.

Most and best approximate estimate that can be

made.

Detailed Estimate
Accurate estimate
Complete estimation of cost investment
Raw material, labor, land etc.
A forecast of the cost to construct a project based on

unit prices of materials labor and equipment in

contrast to a parameter estimate or square foot
estimate.

Data Required for Preparing Detailed Estimates

Drawing

Specifications : general specification

detailed specification
Rates
Update mode of measurements
Standing circulars for taxes and insurance

Factors to be Considered during Detailed Estimate

Quantity of material
Availability of materials
Transportation of materials
Location of site
Local labor charges
