Innovative landscape & exterior design

increases building efficiency by 26%, reducing
roof and non-roof heat island effect

storm water dumping into NYC sewer

Effective storm water management reduces amount
of rainwater dumping into NYCs sewer system by

heat island effect reduction

system
preserved facade of the old 6 26%
story structure. 85% of original
structure was recycled for
future building

Original cast-stone facades are

restored. Construction materials
were chosen with no harmful
chemicals and manufactured

WATER EFFICIENCY 4POINTS

Air conditioning: Rainwater is

collected to be reused to freshen and
humidify the air inside of the lobby

Regular water use: Low Flow

Fixtures are used to reduce
consumption of potable water

Irrigation: Potable water reduction

of 1.2 million gallons/year or 30%
approximately

Cooling tower: Potable water

reduction of 165,000 gallons/year or
100%
WATER EFFICIENCY 4POINTS

ENERGY & ATMOSPHERE 6POINTS

Cooling - Centrally located on 28th floor

Two 1200-ton electric centrifugal chillers
One 400-ton electric centrifugal chiller
One four-cell roof cooling tower
Three plate & frame heat exchangers
Free cooling
Condenser water system fan coil
units Typical Electric Centrifugal Chiller.
Radiant floor cooling
Water cooling for Icefall
Zero use of CFC refrigerants

Outside air is utilized for 75% of the year

Variable speed drives on all pumps
Variable speed blowers on air-handling units
CO and humidity sensors
100% outside air purge capability
ENERGY & ATMOSPHERE 6POINTS

A central heating plant which

includes a pressure reducing steam
station for:
Domestic hot water heaters, air-
handling units, steam-hot water
exchanges, unit heaters, fan coil
units, radiant floor heating, and
perimeter fin tube radiation

SymmetrE is used as the Building

Automation System for:
Temperature, mechanical and
electrical service and distribution
systems, lighting controls,
emergency generator and
uninterruptible power supplies
ENERGY & ATMOSPHERE 6POINTS

All appliances are Energy Star

Interior offices have motion sensors

which turn off lights and computers
when the office is vacant
Perimeter offices have light sensors
which control the amount of artificial
light based on the amount of natural
light in the offices

The elevator system was also

designed with energy savings in
mind
MATERIAL & RESOURCES 5POINTS
Designated space for collection &
storage of recycled
materials

Separate collections of glass,

plastic, metals, office paper,
newspaper, cardboard, and organic
waste.
Cardboard balers and aluminum
can crushers can be used to further
enhance the recycling program

Construction Waste Management:

Divert 50% from Disposal for 1 point

or

Construction Waste Management:

Divert 75% from Disposal for 2 points
MATERIAL & RESOURCES 5POINTS

20% of materials manufactured

regionally

Products produced within 500 miles

of the site

Using local resources saves energy

Supports the use of indigenous &

local resources and reduces the
environmental impacts resulting from
transportation
INDOOR ENVIRONMENTAL QUALITY 13POINTS

Low-e glass allows for internal

spaces to be flooded with natural
light while keeping out the invisible
solar radiation that causes heat

Efficient design allows for corner

space to be conference room and
not office
INNOVATION & DESIGN PROCESS 5POINTS

Structure: The tower's

distinctive framework is a
"diagrid" of interlinked
triangles, so structurally
efficient that the building uses
20 % less steel than
conventional designs require

Education: Allowing group

tours into the Hearst Tower
and educating them on the
importance of LEED buildings

Green Housekeeping: The

use of environmentally friendly
products to clean and maintain
the tower
