What's is BIM
• Building Information Modeling (BIM) is an intelligent
3D model-based process that equips architecture,
engineering, and construction professionals with the
insight and tools to more efficiently plan, design,
construct, and manage buildings and infrastructure.

BIM History
• The first concepts which we know now as BIM (Building
information Model) was described 1975 by Chuck
Eastman.
• First “Building Description System The impression BIM
was first used in the title of Robert Aish (1986) paper.
- In early 1980s this concept was called in the USA “Building
Product Models” and in Europe especially in Finland as
“Product Information Models”.
- These two expressions were merges into “Building
information
Model”
What does BIM do?
• Traditional building design was largely two‐dimensional
drawings (plans, elevations, sections, etc).
• • Building information modelling extends this beyond 3‐D,
augmenting the three primary spatial dimensions (width,
height and depth – X, Y and Z) with time as the fourth
dimension and cost as the fifth.
BIM for Owner
• Increase building performance through BIM-based energy
and lighting design and analysis to improve overall
building performance
• Reduce the financial risk associated with the project using
the BIM.

LEVELS OF BIM
• Level 0 is essentially the use of computer aided design
(or CAD tools) to create drawings and drawn elements
using IT software. It’s the first step up from generating
information by hand.
• Level 1, we progress from CAD to generate suites of
2D information, followed by non-federated 3D models.
• Level 2 sees the progression to building information
models and the federation of those models between
different parties in the project team.
• A single collaborative, online, project model with
construction sequencing (4D), cost (5D) and project
lifecycle information (6D). This is sometimes referred
to as ‘iBIM’ (integrated BIM).

Dimensions of Bim
• 2D Drawings: All architects begin with 2D drawings. The same is true
for a BIM project – the model is built using the 2D drawings as its
basis. Every time new drawings are issued, the model needs to be
updated with the changes.
• 3DYou’ve probably seen architects produce 3D models to help
visualize the project, High uses these models for clash detection to
discover areas of concern in the building – places where more
attention needs to be paid to make sure everything functions properly.
• 4D Scheduling: One advantage to creating BIM models for construction
is that the quantities can be used to power more precise scheduling.
After all, if you know exactly how many square feet of drywall are going
to be installed, and you know the production rate of the drywall
subcontractor, you can calculate the duration
• 5D Cost: Another advantage of adding means and methods to your BIM
model is knowing exact quantities yield better estimates and budgets
• 6D Facilities Management: An additional way to harness the power of BIM is to
include information about room elements, such as room name, number, and
space type connected with asset information such as manufacturer, model
numbers, serial numbers, and any operations and maintenance requirements

Beware “BIM-wash”

• Avoid inflated claims of using or delivering BIM services or


products, eg:
• BIM competency (individual, team, organisation) as
designers or contractors
• BIM knowledge among IT implementation or consultants
and/or trainers
• functionality/interoperability in BIM software
• speed/capacity of hardware/comms used for BIM
• quality of BIM library objects
• BIM capabilities/needs as owner/operator
CONCLUSION
• The future of the construction industry is digital, and BIM
is the future of design and long term facility management;
it is government led and driven by technology and clear
processes; and it is implementing change across all
industries. As hardware, software and cloud applications
herald greater capability to handle increasing amounts of
raw data and information, use of BIM will become even
more pronounced than it is in current projects.
