SAFETY
The purpose of a maintenance programme is to keep workplace plant and equipment in a state of
good repair and efficient working order so that these assets can perform their functions efficiently
and without risk to health and safety. As well as hazards associated with lack of maintenance, poorly
planned or poor quality maintenance activities can create significant risks, not only to the building
occupiers, but to those who undertake the maintenance activities themselves.
All these safety aspects must be considered when developing any facilities maintenance strategies
and associated programmes of work.

The principal objective of the strategy is to identify and assess the methods of maintenance
necessary to meet legislative, best practice or policy requirements. The key elements of the strategy
and policy itself may include:
 Specifying the minimum requirements for the management of maintenance
 Ensuring that physical assets are adequately maintained
 Ensuring that risks are effectively managed
 Ensuring that health and safety requirements are met
 Ensuring that the necessary information is available to manage maintenance.
The objective of plant maintenance is to achieve minimum breakdown and to keep the plant
in good working condition at the lowest possible cost.
Machines and other facilities should be kept in such a condition which permits them to be
used at their optimum (profit making) capacity without any interruption or hindrance.
Maintenance division of the factory ensures the availability of the machines, buildings and
services required by other sections of the factory for the performance of their functions at
optimum return on investment whether this investment be in material, machinery or personnel.

The importance of plant maintenance varies with the type of plant and its production.
Equipment breakdown leads to an inevitable loss of production.
If a piece of equipment goes out of order in a flow production factory, the whole line will soon
come to a halt. Other production lines may also stop unless the initial fault is cleared.
Which lead to a huge loss to the production.
