CHAPTER III – REPORT OF THE STUDY
A. THE PROJECT

City Hall is the chief administrative building of a city. It usually


houses the city council, its associated departments, and their
employees. The purposes of the project are to harness full
potential of Dasmariñas City and to address the needs of the
growing population in order to provide an adequate public
facilities, efficient transient transport and communication.
The goal of this project is to integrate all government structures
adjacent to one another to have more systematic way of operation
in serving the public.
City Hall aims to incorporate all government offices into one
building and to give well organized offices with proper ventilation
and lighting.

B. PROPONENT/USER

1. Proponent
The proponent of Proposed Dasmariñas city center will be funded
by Local Government unit.

2. The User
The priority users of this proposal are mainly projected number of
personnel of the City Hall and the citizens of Dasmariñas.

C. THE CONDITIONS OF THE SITE
MACRO SITE DATA
Macro site data and analysis would give considerations on the factors
outside of the specific project site (i.e. on a larger scale than the project
site ) that would have effects on your development strategies.
Physical Profile
• This would include location, vicinity map; general climatological data;
geological/geomorphic data; soil data and other environmental data,
which would be common to your specific site or lot and that
surrounding areas.
• Land use and zoning map is required to pinpoint the actual land use
patterns to where the site is, whether it is existing or proposed land use
prepared by the local government planning office.

• Image map of catchment area (3 km. radius) will show the development
patterns in the vicinity of the lot that could have an impact on the
project. His could include maps showing edges, district characteristics,
landmarks, nodes and paths. These could be incorporated in one map
or separate ones. Blow-up the maps so that the 3 km. zone/catchment
area is emphasized.
• Image map will indicate if project is viable on the chosen site. it will
show whether there are similar developments within the catchment
influence that could have a positive or negative effect on your project.
Negative if there are too many competitions or overcrowding of the type
of facility you are proposing is noted and positive if other facilities are
helpful to your project.
• Available utility systems near/adjacent to your site must be identified.
• Likewise, access systems to and from the site must be discerned
properly.
• All maps should have an indication of the project site and must be
accompanied with a short explanation of the site regarding the purpose
of these map. 5
1. MACRO SITE CONDITIONS
a. Physical Profile
1.) Geographical Location
Situated along the Pasig River, approximately six kilometers away from the heart
of the City of Manila. Makati is located at the center of the National Capital Region
(NCR) and is bounded by Pasig River on the north, the municipality of Pateros on
the east, the City of Taguig on the southeast, the City of Pasay on the south and
southwest and the City of Manila on the northwest.

Socio-Economic Profile
• The socio-economic profile environment and its relative studies must
be presented as deemed important and various demographic data and
social structures must be included to come up with a thorough
analysis, include demographic data of the smallest government unit
possible where your site is located.
• Regional data will only be necessary if project is regional in scope.

• Projections will be helpful since it will show that the project considers
future capacities.

• Socio-economic environment could be cited with emphasis on the
socio-economic sector that will have direct impact on or from your
project.

• Statistical data would be very important on your project related


respective sectors as mentioned above.

• Histo-cultural data could also contribute to character of structures to be


proposed.

• Other socio-economic sectors not directly related to your project


should be summarized. Details are not important..

2.) Socio Economic Profile

a.) History
Its history dates back to the time when Don Miguel Lopez de Legaspi first set foot on in
1571 and gave it the name San Pedro Macati, which was derived from the name of the
Patron Saint, San Pedro and the Tagalog term for ebbing tide “Makati na” or Kumati na”. at
times, it was referred to as Sampiro, a corruption of San Pedro. The name San Pedro
Macati was to remain until early 20th century.

b.) Demography

According to Makati City Comprehensive Land Used Plan, Makati City ranked ninth in
terms of population size among the 16 cities and one (1) municipality of Metro Manila
based on the 2010 Census of Population and Housing. With a total population of 529,039,
Makati posted a sluggish annual growth of 3.9% from 1990 to 2000, but recovered
eventually with an annual growth of 1.16% during the following ten-year period (2000-
2010).

MICRO SITE DATA
Micro site data and analysis would study the environmental factors within
or inside the specific site. completeness of micro site data and analysis is
very essential since this would give a clearer picture of development
potentials and constraints of your site.
• Map of the lot showing its topography is important.
• A slope map and slope profile is necessary to show the slope
categories and slope characteristics of the site. The slope profile or
section of the site could influence building patterns and will show areas
which are buildable and which are not.
• The surface drainage run-off pattern will indicate roadway patterns and
areas not suited for location of structures.

• A vegetation map is necessary especially if there are existing old and


precious vegetation on the site that needs to be preserved.

2.) Physical Profile

The site lies on coordinates 14° 20’ N latitude and 120° 50’E
longitude. It is situated on theLocation of Lot 3552 Brgy. San
Agustin II,E. Aguinaldo Hi-Way,Dasmariñas,Cavite.
It is bounded on the north by the DLSUMC (De Lasalle Medical
Center),National College of Science and Technology,Municipal
hall,Waltermart,and Metro Bank; on the east by the Enilio
Aguinaldo College,Slaughter House,Central Market,Fire station
and Post office;on the south by kia motors, Ncst Annex;on the
west by Hardware.
It is accessible via National highway and provincial roads, 1 km
from the Municipal Hall and 139.83 meters from Post office,fire
station and Central Market.

 A case study unit may include a single person, a group of people, an
organization or an institution
 Some case study research may involve the research of a series of
cases

 CASE STUDY research ranges in its complexity:

1. From simple, illustration description of a single event or occurrence


2. To a more complex analysis of a social situation over a period of time.
3. To the most complex approach which is extended case study which
traces events involving the same actors over a period of time.

 CASE STUDY studies aims to:


1. Offer a richness and depth of information by information by capturing
as many variables as possible to identify how a complex set of
circumstances come together to produce a particular manifestation…to as
identify how a complex set of circumstances come together to produce27a
particular manifestation.
 Case study as a method is very versatile, as it use many methods of
gather information, from observation to interview to testing
 Therefore, the purpose of case study research is to describe that
particular case in detail and take learning from that develop theory from
that approach – it is particularistic and contextual.
