WHAT IS HILL ARCHITECTURE ?
 Different and typical architecture.

 Firstly, the geological concern namely the slope gradient is

needed to be stabilized.

 Secondly, the climatological concerns namely rainfall and

snowfall is needed to be optimized so that it causes the
least possible harm to the building structure.

 Thirdly, the natural hazard concerns namely landslide and

earthquake could be dealt with by making some civil and
architectural changes in the building.
 DISADVANTAGE: it adds complexity and, therefore, cost to the
project.

 ADVANTAGE: when we have finished, we will have a much more

interesting building. If we optimize all the concerns than we will
surely make use of the slope to give an aesthetically beautiful and a
functional building.

 Slope stabilisation methods –

 1) Alteration of slope geometry.
 2) Improvement of soil strength.
LAVASA
India’s planned hill city:

• A 25,000 acres (100 km2) project being developed by HCC .

• A vision of the chairmen of HCC , Ajit Gulabchand and announced in 2001.

• A ‘planned’ hill city led by the private sector.

• A city planned for entire spectrum of population.

• The area demarcated for lavasa is located near Pune in the Mulshi valley of the Western Ghats, Maharastra .

Concept of life in full i.e. ‘Live , work , learn and play’ in harmony with nature.
 Master Plan prepared by HOK, USA
 Architectural Design sensitively integrated with natural environment.
 Area to be greenified through landscaping, hydroseeding, mass plantations, etc.
 A new tourist destination
 Planned for a permanent population of around 3 Lakh (0.3 million) with tourists estimated at over 20 Lakh (2
million) per annum.

BIOMIMICRY

New urbanism

Sustainability
BIOMIMICRY
 Biomimicry refers to “Architecture that imitates nature” building was designed as the native trees of the
area.

 Using the native banyan leaf as a model a tiled single system was developed that will shed water in the
same way as the “drip tip” a pointed spear at the leaf’s end that doubles water run-off and cleans its
own surface in the process
Sustainability

The principle for sustainable growth at Lavasa adopts a two-pronged strategy;

• protecting the existing natural habitat as it is and further enhancing the habitat through
Hydro-seeding, Geomatting, Mass plantations and Beautification of Ravines.
• A landscape master plan has been developed to rejuvenate
deforested areas and drive future landscape performance.
Reforestation, bioswales, rainwater harvesting and
environmentally sensitive construction practices are all part of the
plan.

• 95% - Reduction of waste sent to landfill

• 70% - Amount of previously deforested land that will be restored

through detailed landscaping, reforestation and slope greening

• 65% - Reduction in potable water consumption

• 30% - Reduction in carbon emissions

New urbanism

 The master plan incorporates the principles of New Urbanism that brings together all the
components essential to daily life in a more organized manner.

 It is broadly based on a town planning principle known as the “transect model”, where the
development follows a natural pattern of high density core surrounded by successive layers of
descending densities and transcending character from urban to rural.

LAVASA – MULTIPLE ACCESS
Lavasa is just about 65 Kms (an hrs drive) from Pune and about 200 Kms ( 3.5 hrs) from Mumbai. Lavasa Hill City covers
with 60 Kms of lakefront. It is spread amidst 100 sq. kms., which is almost 1/4th the size of Mumbai. 25,000 acres .
SITE

 LAVASA IS SPREAD OVER 10,000 HECTARES.

 SPREAD ACROSS 100 SQ. KM ABOUT 1/4TH SIZE OF MUMBAI.

ROAD NETWORK
Alignment of Hill Roads
The designer should attempt to choose a short, easy,
economical and safe comforting route.
General considerations
When designing hill roads the route is located along
valleys, hill sides and if required over mountain passes.
Due to complex topography, the length of the route is
more.
In locating the alignment special consideration should
be made in respect to the variations in:
• Temperature
• Rainfall
• Atmospheric pressure and winds
• Geological conditions
• Resettlement and Rehabilitation considerations
• Environment Considerations
DASVE
 First of the six towns , got completed in 2010-
2011.
 Over 6 lakh sq.mt of area at Dasve boasts of
greenification.
 Built along long lakefront.
 Has Portfino inspired lakeside apartments as well
as an array of Goan – Medditerrain villas.
 Primary residential space at Lavasa.
 Also has reputed educational, tourism &
hospitality functions.
 World class convention Centre & event Centre is
also located within Dasve.
MUGAON
 Second town to be developed .
 A tunnel into Mugaon, with a beautifully
landscaped winding road will become the main
entry to Lavasa.
 The Mugaon development programme focuses on
corporate and educational campuses, tourism ,
exploration, sports and R&D centres.
 The town will be developed as entertainment and
tourism hub at Lavasa.
 Some attractions at Mugaon include town centre,
sports academy, entertainment hill, hillside
campus.
