MANAGEMENT
What is
CONSTRUCTION?
Construction comes from the word
“construct” means “to build”.
Construction is the activity of putting
together different elements, using a
detailed design and plan to create a
structure for a certain location.
TYPES OF
CONSTRUCTION
 Building construction work

 Engineering construction work

 Industrial construction work

 Specialized construction work

CONSTRUCTION
INDUSTRY
To understand construction management and the role of the
construction manager, knowledge of the industry and how it
operates is needed.

Construction industry maybe

considered by type of work or project:
 New-build construction projects
 Refurbishment
 Demolition work
These different activities combine to
form the construction industry workload.
Civil Engineering
Another specialist work activity that
may be included within the construction
industry. This refers to specific types of
project such as roads, rail, ports, tunneling
or other types of infrastructure.
Maintenance of the Built
Environment
It also falls within the construction
industry remit; for example:
◦ redecorating domestic properties
◦ replacing roof tiles.
These activities are carried out by
people in the construction industry.
The Construction Industry may also
be considered by the different companies
involved in the work; for example:
 Industry professionals
 Industry trades
 Materials supplier
 Product manufacturers
 Plant companies
An easy way to bundle all these
different definitions up together, is to say
that, in one way or another, they all relate
in some way to the built environment –
the buildings and infrastructure we live
and work in, and use everyday.
What is
CONSTRUCTION
MANAGEMENT?
Construction Management is one of the
most exciting, challenging, and rewarding
professions. Construction management (CM) is
a professional service that uses specialized
project management techniques to manage
the planning, design, and construction of a
project, from beginning (pre-design) to end
(closeout).
Construction Management is a
professional service that can control a
project's time, cost, man-power, materials,
and equipment. Construction Management is
compatible with all project systems including
design-bid-build, design-build,etc.
FUNCTIONS of
CONSTRUCTION
MANAGEMENT
1) Specification of the project goals and the
plans
2) Boost of the resource effectiveness
3) Conduction of numerous operations
4) Efficient development of solid
communication

PARTICIPANTS in
CONSTRUCTION
MANAGEMENT
At its core, a capital project is made
up of three parties (excluding the CM):
 The Owner, who commissions and
subsequently funds the project.
 The Architect, who designs the project.
 The General Contractor, who
oversees day-to-day construction
operations and manages specialized
subcontractors.
Who holds the responsibility of
CONSTRUCTION
MANAGEMENT?
The CONSTRUCTION
MANAGER
The CM skillfully collaborates with and
provides oversight to the owner, architect
and general contractor to deliver the
project on time, at or under budget, and to
the owner's expected standard of quality.
Professional CMs are not general
contractors or constructors. They typically
do not perform the actual construction
tasks themselves, but act as advisors, charged
with assuring the project progresses
smoothly and achieves the owner’s business
objectives.
CHARACTERISTICS OF A
CONSTRUCTION
MANAGER
 Enthusiastic
 Organized
 Knowing your workers skill
 Team Player
 Communication Skills
 Optimistic
 Calmness under Pressure
 Know how to handle problems
Why CONSTRUCTION
MANAGEMENT important?
1) For any project to be completed on time
while yielding good quality
2) It will guarantee that every part of a
construction project stays within the budget
that has been created
3) Completes sub projects on time so that other
projects can finally be initiated and completed
as well
4) Buildings will be constructed to last for a very
long time
5) Saves construction professionals a lot of
money and time
What is PROJECT
MANAGEMENT?
Project management is the basis on
which every construction project is
founded.
Project management responsibilities
include creating clear and attainable
project objectives, building the project
requirements and managing the
constraints of the project management
which are cost, time, scope and quality.
Difference between
CONSTRUCTION
MANAGEMENT and
PROJECT MANAGEMENT
 In Project Management, the consultant
and the contractor have no formal
contract between them while in
Construction Management, the
contractor has a direct contract with the
consultant and does not have any direct
agreement with the owner.
 In Project Management, the owner
selects the contractor. The owner can
use competitive bidding or negotiate a
price with a specific contractor while in
Construction Management, the
consultant has greater responsibility for
selecting the contractor.
 In Project Management, the consultant
has liability only for the design while in
Construction Management, the
consultant assumes responsibility for the
design and also for the work.
