IMPLEMENTATION OF CONQUAS

COURSE OBJECTIVE
At the end of the module, participants will be:
 able to understand the basic knowledge of
CONQUAS standards.
 know the assessment methods used for
structural, architectural and M&E works.
 know how to use the assessment tools.

BACKGROUND

 Starting in September 2003, Gamuda Land adopted


CONQUAS by Singapore’s BCA.

 Gamuda Land is one of the pioneer in Malaysia.

 CONQUAS sets out standards and awards points for


the following work elements:-
 Structural
 Architectural
 Mechanical & Electrical (M&E) Work.

 Continuous evaluation be carried out through the


construction period. 4

 The objectives of the assessment are to


safeguard the interest of property owner in
terms of good workmanship quality and
aesthetic aspect, providing a superior quality
product.

OBJECTIVES

1. To have a standard quality assessment system for


construction projects.

2. To measure constructed works against workmanship


standards and specification.

3. To use as a system to evaluate contractor’s


performance on the quality of workmanship.

4. To enable quality assessment to be carried out


systematically within reasonable cost and time.

CONCEPTS

1. CONQUAS is a measurement tool.

2. It measures the “quality of workmanship”.

3. Assessment is primary based on workmanship


standards.

4. All items are made quantifiable ( wherever practical).

Developed By CIDB
Malaysia
QLASSIC launched by
CIDB towards the end of
2006.

QLASSIC is CIDB’s
equivalent of CONQUAS
by BCA.

 Assessment is based on :
site inspection,
laboratory testing
field testing

 No re-score to encourage
“do it right the first time”.

Impractical to

throughout the
construction stage.

1. A sample can be a
beam, a column, a wall
or a slab.

Structural Standards
Formwork
 Formwork tolerance for cross-sectional dimension + 10mm / - 5mm.
 Condition of fwk. – free from defects, joints must not have gaps to
prevent leakage & must have adequate support, bracing and tie back
to prevent fwk. from bulging and displacement of structure elements.

Reinforcement.
 according to structural drawings (numbers / sizes).
 spacing of bars not more then specified.
 anchorage & lap length not less then specified.
 cover tolerance + 5mm. links, stirrups and trimming bars according to
drawings (number / size).
 rebar condition - rebar must be securely and properly tied in place &
rebar must be free from concrete dropping, corrosion etc.

Structural Standards
Finished concrete.

 tolerance for cross-sectional dimension + 10mm / - 5mm.


 level tolerance for departure of any point from its position ±
10mm.
 plum tolerance 3mm / 1m, max. 20mm for floor to floor height.
 exposed surface – should not have visual exposure of groups of
course aggregates resulting from grout leakage, cold joint & fwk.
joint must be smooth, no budging of structural elements, all fwk.
nails, zinc strips, etc must be removed.
 No cracks or damages.
