Eco centres, Green buildings and their characteristics.

Applying and
defining an example on a the given criteria of green structures and
explaining the return on investment.
 Eco-innovation Center delivers the

goals of sustainable and equitable

societies and economies, including
sustainable development.

 To build an innovation center with

applications of green operation and

innovative technology

 According to World Green Building

Council (WGBC): A ‘green’ building is a

building that, in its design, construction
or operation, reduces or eliminates
negative impacts, and can create
positive impacts, on our climate and
natural environment.
 Efficient use of energy, water and other
resources
 Use of renewable energy, such as solar
energy
 Pollution and waste reduction measures,
and the enabling of re-use and
recycling
 Good indoor environmental air quality

 Use of materials that are non-toxic,

ethical and sustainable
 Consideration of the environment in
design, construction and operation
 Consideration of the quality of life of
occupants in design, construction and
operation
 A design that enables adaptation to a
changing environment
 Minimising energy use in all stages of a

building’s life-cycle, making new and

renovated buildings more comfortable

and less expensive to run, and helping

building users learn to be efficient too.

 Integrating renewable and low-carbon

technologies to supply buildings’

energy needs, once their design has

maximised inbuilt and natural

efficiencies.
 Exploring ways to improve drinking

and waste water efficiency and

management, harvesting water for safe

indoor use in innovative ways, and

generally minimising water use in

buildings.

 Considering the impact of buildings

and their surroundings on stormwater

and drainage infrastructure, ensuring

these are not put under undue stress or

prevented from doing their job

 Construction, and operation of a

building must focus on resource

efficient building design and

materials, along with the other green

building elements of energy

efficiency, water conservation, indoor

air quality, and site & community

impacts.

 Resource efficiency in manufacturing

and construction process

 Using fewer, more durable materials

and generating less waste, as well as

accounting for a building’s end of life
stage by designing for demolition
waste recovery and reuse.

 Recognising that our urban

environment should preserve nature,

and ensuring diverse wildlife and
land quality are protected or
enhanced, by, for example,
remediating and building on polluted
land or creating new green spaces.

 Looking for ways we can make our

urban areas more productive,

bringing agriculture into our cities.
 Bringing fresh air inside, delivering

good indoor air quality through

ventilation

 Incorporating natural light and views

to ensure building users’ comfort and

enjoyment of their surroundings, and
reducing lighting energy needs in the
process.

 Designing for ears as well as eyes.

Acoustics and proper sound

insulation.

 Ensuring people are comfortable in

their everyday environments, creating

the right indoor temperature through
passive design or building
management and monitoring
systems.
Project: Three six-story office
buildings.

Location: 500 Fifth Avenue North,

Seattle, Washington.

Square Footage: 900,000 square feet

(Phase 1); additional 400,000 square feet
in Phase 2.

Capacity: 750 people per building.

Architect: NBBJ.

Year Completed: 2011

NBBJ drove green building decisions

that resulted in the highest rating the
world’s largest non-profit LEED
Platinum building.

Lowering operating costs and reducing

the use of power and water also means
more financial resources for foundation
grants.

5 – Return rate on Investment

Recently, Bill Gates has explained in an interview

the reason to why the most prominent investment is
the Gates Foundation. He breaks down why he
considers this 10 billion dollar is a strong
investment in terms of social, environmental,
economical and technological return:
“What if we had invested $10 billion in energy
projects in the developing world? In that case, the
return would have been $150 billion. What about
infrastructure? $170 billion. By investing in global
health institutions, however, we exceeded all of those
returns: The $10 billion that we gave to help provide
vaccines, drugs, bed nets and other supplies in
developing countries created an estimated $200
billion in social and economic benefits”.

• The weighted decision matrix shows the five criteria with weighted scores for four
fictitious people, in order to evaluate people applying to be the Project Manager for
this important project.
• Among the five criteria, Location is weighted with 35% as it is more important
where as communication is weighted the lowest percentage of 20%
• At this instance, it can be seen that Person A with weighted score of 83.25 has come
out with the highest weighted score among them and with the highest priority
• Looking down the list, Person D comes at the second with 79.25 and Person B at
75.7 and Person C at 65.25 these are the descending order weighted scores.
• Person C has the lowest weighted score with 65.25 and therefore it has the lowest
priority among the four.
Assume this project will take three years to complete (done in Year 0) and cost
$4,000,000, and costs to build and implement some of the practices and
technologies would be $2 million for year one and $1miilion for years two and
three. Estimated benefits are $500,000 the first year after implementation and
$2.5 million the following two years. Use the business case spreadsheet
template to help calculate the NPV, ROI, and the year in which payback occurs.
Assume a 4 percent discount rate, but make sure it is an input that is easy to
change.
