INTEGRATED PROJECT

DELIVERY
Project Management Consultancy

EEMPL “ We shape our buildings; thereafter they shape us”

Overview
Euclidean provides the Project Management Services from the initial stage of master planning and design brief to the
completion / commissioning of the project and handing over. The areas involve evaluating and monitoring Civil,
Structural, Structural Glazing works, Electro Mechanical works and interior works. The focus area of our business
includes residential, IT Parks, Hospitals, Hotels, Malls, Factories and Interiors. During the project, we provide
value Engineering advice and helps in timely completion of Works with desired quality and cost.
We implement integrated delivery approach to project and combine them with available tools like building information
modelling to arrive at efficient and client centric management from inception. Thus we apply right mix of
experience, expertise and technology to cater different phases of a project, which is our unique selling proposition.
IPD Explained
• Integrated Delivery is a project approach which
integrates, from start to finish the three major
stakeholders (owner / user, designers and
constructors/fabricators) around mutual project
outcome based objectives.

• At its best, all economic incentives are aligned

and mutual, the process is based on open
information sharing, design through fabrication
and construction is based on the collaborative
interaction of all parties, and no work or
information creation redundancies.
IPD Perspective : Owners

Problems to solve Enforcing IPD Approach for Solution

1 Participants optimizing for its own interest Project teams…include designers, contractors, suppliers, manufacturers,
1
rather than that of overall project facility managers… adopting a systems approach…result in true
collaboration in best interest of the project.

Coordinate Design and Construction process

2 Building information models …create the best chances for finding…
involving different stakeholders. Lack of 2
mistakes; optimizing systems, materials…reducing cost of building and
collaboration, poor information integration,
building operations.
lack of common goal

Project organization…silos between design,

IPD Perspective : Contractor

1 Replace the conflict with teamwork & Reduce Construction waste and better scheduling of activities .
5
Optimize industrialized workforce Accurate ordering, procurement just in time enhancing . Better inventory
Control and budgetary tracking.
Reduce speculative crapshoot & Teamwork
2 with Utilizing Multiple Experiences/Expertise 6 Improved communication and understanding

Modularization of major components, Reduced rework and Relationships

3
Reduced Costs & Best Value/Product.

Involvement
IPD Perspective : Architect & Consultants

1 Replace the conflict with teamwork No RFI’s/change orders

5

Harness the power of the construction industry

2 to deliver the project 6 On time delivery and no schedule overrun

Accurate BOQ, BOM and Cost . Easy monitoring and review

3
Realize Design Vision more effectively and
efficiently

Resolve clashes and issues early, control

waste, rework, revisions and cost overruns
Benefits of IPD
What we advise to do differently as a PMC

 Start with all three parties contracting together to eliminate “Owner in the middle
 A team of Owner, Builder and Designer lead the project with a bias toward consensus decision making.
 The program should be complete and a target price set agreeable to all
 All three parties agree to openly share information and cooperatively collaborate for the benefit of the project.
 Trade Contractors and Design Consultants are added they acknowledge the new arrangement.
 Engage the Builder during early design so that pricing, constructability and value engineering are integrated from the
beginning
 Make cost and schedule design criteria
 Set appropriate contingencies, share one between Builder and Designer
 Put profit for both Builder and Designer at “risk for failure’ to perform as a team with a corresponding reward shared by both
if they perform above the standard of care
 Engaging Trade Contractors early for the purpose of collaborating with their complimentary engineering discipline and
driving innovation
 Major trade contractors structure, mechanical, electrical, plumbing, skin and drywall are selected during schematic design to
facilitate an integrated collaborative design process.
 Engage BIM consultant and develop BIM model from concept stage . Keep on adding information to BIM model as design
progress. All drawings , Take off and Estimates are derived from coordinated BIM model. Model and cost /QTO must be
signed off by all stakeholders before construction starts at site. Floor wise signoff is possible to fast track the process.
 BIM Model extraction to be used for Energy simulation and FM integration . Hence it is advised to make the model
intelligent.
 All Bill certification, Progress Review and reporting to be based on BIM integration to avoid confusion and overruns.
