Engage BIM consultant and develop BIM model from concept stage . Keep on adding information to BIM model as design
progress. All drawings , Take off and Estimates are derived from coordinated BIM model. Model and cost /QTO must be
signed off by all stakeholders before construction starts at site. Floor wise signoff is possible to fast track the process.
BIM Model extraction to be used for Energy simulation and FM integration . Hence it is advised to make the model
intelligent.
All Bill certification, Progress Review and reporting to be based on BIM integration to avoid confusion and overruns.
PROPOSED SCOPE OF SERVICES OF PMC

●Ensure the proper installation, commissioning & Testing of equipment as per the OEM specification
●Ensure the installation and selection of equipment are suitable for proper maintenance and availability
of service.
●Coordinate the preparation of punch lists, indicating the items of work remaining to be accomplished

●Collect/obtain final certificate of completion and final payment to contractors
●Coordinating the handover of as built drawings
●Arrange the warranties, indemnities at the time of handing over
●Provide assistance in Testing and commissioning of the facility
●Collection and integration of various Operation& Maintenance manuals, commissioning & test BIM
certificates MODEL :
●Reconciliation and Certification of Final bills of contractors, suppliers, vendors and consultants
●Preparation of project close-out report including Defects Liability Period formulation. LOD 450-
