What is Maintenance ?
Maintenance is defined as that function of production management that is concerned with the day to day problem of keeping the physical plan in good operating condition .
Maintenance Management
It is concerned with the direction and organization of
resources in order to control the availability and performance of the industrial plant to some specified level. It is a function supporting production function and is entrusted with the task of keeping the machinery, equipment and plant services in proper working condition. It also involves maintenance planning , maintenance scheduling, execution of maintenance activities and also controlling cost of maintenance

equipment. To keep all productive assets in good working conditions. To minimize the total maintenance cost. To minimize accidents. To improve the quality of products.

A) Breakdown Maintenance
Breakdown maintenance occurs when there is work
stoppage because of machine breakdown. Involves allowing the facilities to continue operating until they fail. Maintenance work is performed only after failure has taken place.
B) Preventive Maintenance
activities undertaken before the machines or equipment fail. Aims to minimize the possibility of unanticipated or major break-down. It attempts to eliminate or reduce the chances of failure by servicing the facilities at pre-planned intervals.

C) Predictive Maintenance
Modern approach to preventive maintenance using
sensitive instruments to predict anticipated failure of machine and equipment. Sensitive instruments used in predictive maintenance are vibration analyzer, amplitude meters , audio gauges. Condition of machinery can be measure periodically to enables the maintenance people to plan for overhaul.
D) Routine Maintenance
This includes activities such as periodic inspection ,
cleaning, lubrication, and repair of equipments. 1. Running maintenance :- in which the maintenance work is carried out while the equipment is in operating condition. 2. Shutdown maintenance:- in which the maintenance work is carried out when the equipment is out of order.
E) Planned maintenance
Maintenance activities that are carried out
according to predetermined schedule . It involves inspection of all plant and equipments , machinery, buildings in order to service , overhaul ,lubricate or repair before actual breakdown.
